Will This Be A Good Summer For Real Estate? 7 Day Market Update and Weekend Open House – Hermosa Beach

The market is still moving and prices in general have not come down. We are however, seeing more escrows fall apart for a wide array of reasons. There are currently 56 properties VS. approximately 60 last year and 22 In Escrow Vs. 32 last year at this time. It appears that buyers have not as eager to pull the trigger and once they do, there is slightly more trepidation. Let’s see how this selling season performs this year.

241 Culper Listed for $1,850,000 3 bed/3.5 bath

241 Cupler is a detached townhome located in the south end of Hermosa in the sand section. This home sold in 2005 for $1,335,000. This property seems priced to sell. It is on our watch list. Here are a few recent neighborhood sales. 

540 1st #6 Listed for $1,349,000 3 bed/2.5 bath

540 1st is a 10-unit complex located on the Hermosa/Redondo border. Unit #7 sold last year in August for $1.2M and 2 years ago unit # 8 sold for $1,050,000.

920 2nd listed for $2,350,000 4 bed/3.5 bath

920 2nd is a single-family home build in 1990 with ocean views from the rooftop deck. This home last sold in 2008 for $1,395,000. This appears to be priced correctly.

1600 Ardmore #224 Listed for $685,000 2 bed/2 bath

1600 Ardmore commonly comes up in our blog. This complex has 136 units and since last February there have been 7 condos sold and 2 currently active.

2026 Hillcrest Listed for $1,459,000 3 bed/2.5 bath

In 2 weeks this home found a buyer. 2026 Hillcrest is a single-family home located one street west of prospect and has peek-a-boo ocean views. This home last sold in 2014 for $975K.

1720 Ardmore #223 Listed for $715,000 2 bed/2 bath

In only 3 weeks this condo is in escrow. 1720 Ardmore is a 71-unit complex. Unit #319 sold for $735K last year, which was the last 2 bed, 2 bath sale in the complex.

425 11th Listed for $1,799,000 3 bed/2.5 bath

425 11th is an attached townhome built in 2002. This home last sold in 2014 for $1,450,000.

1040 Loma Listed for $1,650,000 2 bed/1 bath

It took 1 month and a $50K price reduction to get this one into escrow. 1040 Loma is a 1940’s sand section property. The lot size is 3600.

838 2nd Sold for $910,000 722 2 bed/1 bath

8 days and $12K above asking price this home has sold. 838 2nd is a 1921 beach cottage that sits on a 3629 sq. foot lot, so it’s possible it will be developed into a new home in the future. There is a beautiful tree in the front of this home. I hope they keep it and don’t cut it down.
