So far in 2014, we have seen a slight drop in the number of sales, however, the median price point is up considerably, almost 14% year over year.

As of the finish of 3 full quarters of 2014, 110 of the 163 sales were between the $600K-$1.6M range.

We have seen 13 newer homes (2013 or 2014 built) sell, but that number is small compared to the 103 homes built on or prior to 1989 that sold.

The highest price sale was 2624 The Strand sold for $8,950,000

followed by 3035 The Strand sold at $8,500,000.

The lowest sale was a 1-bedroom condo at 2411 Prospect #210 sold for $338,000.

New construction is on the rise. Hermosa Beach has received more building permit inquiries this year than any other year since the downturn. Just take a quick drive around town and you will see what we mean. We live in a fantastic beach community and the secret is no longer a secret.
