The market is fairly active from a sales standpoint and very hot from a sale price perspective. This is often a cooler time of the summer for sales since many buyers leave on vacation (including a lot of agents) and many of the buyers looking to get into a home before the next school year are already in escrow. Not this holiday season. Prices are bustling. If a homes is priced correctly and draws the attention of multiple buyers initially, the final sale price if more often higher than when it’s priced higher, looking to attract that lone, perfect buyer. 506 11th is an attached townhome located in the sand section. This home was sold in 2012 for $925,000. This is a good example of market appreciation if it sells at or near the asking price.

That was quick, in only 9 days they have a buyer. 603 3rd is a detached townhome in the sand section of Hermosa on the corner of 3rd and Ardmore. This home also has a rooftop deck with some ocean views.

840 18th Listed for $2,395,000 4 bed/3 bath

We knew it was a lot of house for the money…and the market agreed! 840 18th is a single family home a few lots east of PCH. This is an older & larger home that is slightly perched up on the hill, giving it ocean views. 938 18th hit the market last week for $2,249,000, however the house is about 1000 sq ft. smaller and it has smaller ocean views.

408 Longfellow Sold for $1,575,000 2 bed/2.5 bath

In 2 short weeks, this home sold for $25K under the list price. 408 Longfellow is a cute 2 bed, 2.5 bath cottage. It is one in from the corner of Morningside and Longfellow and was priced to sell quickly. The south side of Longfellow has a 25-foot height limit, versus the north side, that allows for a 30-foot build (a significant value add).

1707 Pacific Coast Hwy #509 Sold for $575,000 1 bed/1 bath

This condo sold in 5 days for $4k below asking price. 1707 PCH has 73 units and often comes up on our updates. This unit is on the top level and does have some ocean views. This home last sold in 2010 for $369,000. #408 sold in May for $540K, but did not have ocean views.

3001 Tennyson Sold for $2,570,000 4 bed/3 bath

After 2 months and for $130K below the asking price, this home is sold. 3001 Tennyson has ocean views from the top of the hill and was renovated in 2011. 648 Longfellow, which is right around the corner, sold for $2.3M in December of last year.

505 Hollowell Sold for $1,175,000 2 bed/1 bath

505 Hollowell is located about a block east of prospect and sold for $25K below asking price in about a month. This home last sold in 2010 for $505K. This is an attractive price point to get into Hermosa Beach.

336 34th Sold for $2,426,000 3 bed/2.5 bath

This home is now sold after almost 3 months and for $73K below the list price. 336 34th St was remodeled in 2016 and has nice ocean views. This home has sold twice since being remodeled…once in 2016 for $2,225,000 and again in 2017 for $2,399,000.

3005 Manhattan Sold for $2,450,000 3 bed/3 bath

This sold after 3 weeks and for $49K below the asking price. 3005 Manhattan has been completely remodeled and is located in the sand section with some ocean views. This property sold in 2011 for $1,318,000.

437 24th Sold for $1,775,000 2 bed/2 bath

437 24th is a sand section beach cottage. It sold off-market and never hit the market before going into escrow. This home recently sold in 2017 for $1,675,000.
