We have 50 homes on the market in Hermosa Beach….Is the market slowing down?
Not likely yet. We are right in the middle of the July/August lull where local buyers are traveling with their kids before school gets back into sessions. Buyers that are looking to be in a new home or a certain neighborhood prior to the beginning of school are more than likely already in escrow or have closed on their new purchase.

Year to Date sales are tracking very similar to last year

Similar tall skinnies in the neighboring section of Redondo (Golden Hills), just to the east, are selling around $575 per sq. foot. This one is priced at $740 per sq. foot, however it is located in Hermosa Beach, not Redondo.

723 30th St Listed for $1,725,000 3 bed/2 bath

723 30th is a single family home located a few properties west of PCH. It is essentially a tall, skinny that sits on a 2517 sq. foot lot. This property last sold in 2006 for $1,025,000.

437 24th Listed for $1,649,000 2 bed/2 bath

437 24th is a single family home located in the sand section of Hermosa. This beach cottage was built in 1937. This home was last on the market in 2015 for $1,690,000, however it did not sell.

This home is located on a half lot, on the corner of 16th and Manhattan Ave. We sold 1601 Manhattan (full lot) right across the street recently for $2.4M.

717 2nd Listed for $1,299,000 3 bed/2 bath

That was quick! In 6 days 717 2nd has a buyer. This single family home is located a few homes west of PCH and has recently been remodeled.

1635 Palm Dr Listed for $4,399,000 4 bed/3.5 bath

After 42 days and a $150K price reduction, this one is in escrow. 1635 Palm is located in the sand section with great panoramic ocean views.

1530 Manhattan Listed for $4,299,000 4 bed/3.5 bath

In under a month, 1530 Manhattan, a brand new construction with ocean, pier and water views has a buyer. 2 blocks west takes you to the beach and 2 blocks south, to Pier Avenue. The lot was purchased in 2014 for $1,325,000.

1109 Valley Dr #1 Listed at $1,150,000 2 bed/2.5 bath

1109 Valley took over 2 months, however it is finally in escrow. This is four on a lot attached townhome that last sold in 2014 for $985K. 1107 Valley (similar unit) sold last year for $1,200,000.

2412 Park Av Listed for $2,495,000 3 bed/2.5 bath

In only 6 days this one has a buyer. 2412 Park is a single family home that sits in a nice northern Hermosa neighborhood, a few blocks to the sand with nice ocean views. It appears to be well priced.

1217 11th Pl Sold for $982,500 3 bed/2 bath

1217 11th is tucked away in east Hermosa just south of Aviation. It’s the only single family that has been sold for under $1M so far this year.

1124 8th St Sold for $2,100,000 5 bed/4 bath

1124 took a month and required $95K below the asking price, however it has sold. This is a single-family home in the Hermosa Hills section. This property last sold in 2012 for $1,425,000. 1222 7th sold this month for $2,177,500 and was finished being built this year…2017.
