249 33rd is a corner lot single family home 2 blocks to the beach with ocean views. This home was last on the market in 2018 for $5,199,000 and it last sold in 2010 for $2,725,000.


1813 Monterey Listed for $2,299,000 3 bed/3 bath

1813 Monterey is a sand section home with a 1/1 unit up and 2/2 unit downstairs.  This is a great block of Monterey. We are watching this one.

1617 Raymond Listed for $1,579,000 3 bed/2 bath

1617 Raymond is single family home on the east side of PCH. This home was on the market last year and sold for $1,250,000, however it appears to have been remodeled and upgraded. Now it is back for $329,000 more. We’re watching this one as well.

1831 Monterey Listed for $2,499,000 3 bed/2 bath

1831 Monterey is a Spanish style beach house built in 1923. This home has ocean views located in the sand section. It appears to have some of the original Hermosa funky charm.  

419 2nd Listed for $1,250,000 2 bed/3 bath

419 2nd is part of the Pacific Villas complex in the sand section of South Hermosa. This unit sold 11 years ago for $650K.  209 Valley sold in 2019 for $1,025,000. This is a big number, let’s see what happens here.

In just over a month this condo is in escrow. 736 Gould is part of a 33 unit complex on the North side of Gould west of PCH.  Unit #24 is still active in this complex for $1,399,000.

In 42 days and after a $200K price reduction, this home is in escrow. 619 Longfellow is a brand-new, 2020 built detached townhome. These townhomes are well designed. The 6 townhomes to the west (built in 2017) sold in the range of $2.45M – $2.85M after completion.

304 Manhattan a single family home with ocean views and a short walk to the beach. This home has a roof top deck and sold in 2016 for $1,715,000.

1921 Hermosa Ave Listed for $2,599,000 5 bed/3 bath/2 pwds

After a $450K price reduction, this home quickly went into escrow. 1921 Hermosa is a Duplex on a corner lot on the walkstreet and Hermosa Avenue. It is a larger, 3689 sq. foot lot with lots of future options. Unit 1 is 3 bed 2.5 bath and Unit 2 is a 2 bed 1 bath. 

1707 PCH #408 Listed for $575,000 1 bed/1 bath

In 3 weeks, this home has a new buyer. 1707 PCH is a 72 unit condo complex on the west side of PCH. This 1 bed, 1 bath unit last sold in 2018 for $540,500.

1116 2nd Listed for $1,295,000 3 bed/1.5 bath

1116 2nd is a single family home in east Hermosa beach, close to the Redondo Beach border. This beach cottage has been updated.

310 Hollowell Listed for $2,499,000 4 bed/4 bath

310 Hollowell is a 2015 single family home located in east Hermosa on Prospect and Hollowell.

1600 Ardmore is a 100 unit condo complex. This unit took 4 months and a $50K price reduction to secure the sale.

858 Loma Dr. #B Sold for $1,645,000 3 bed/3.5 bath

After 3 months and a $180K discount, this home sold. 858 Loma is a 2 on a lot attached townhome with a rooftop deck. It last sold for $1M in 2013.

803 19th Sold for $1,650,000 3 bed/2.5 bath

803 19th is the last of 6 new townhomes (see below).
