53 9th St Listed for $4,395,000 5 bed/6.5 bath

This home was on the market earlier this year for over $5M but didn’t sell. It is a single-family home built in 2004 that is steps to the beach, has ocean views and a rooftop deck. Now the sellers have a new agent, with a new price. Let’s see what happens. It was purchased in 2005 for $3.3M.

613 Longfellow $2,495,000 4 bed/3.5 bath

This is a brand new townhome (1 of 6) that was built on Longfellow, slightly east of Ardmore. They have been under construction for quit some time. I look forward to seeing these.

1836 Palm Dr Listed for $1,795,000 3 bed/3 bath

This single family home is located in the sand section of Hermosa Beach.
It last sold in 2004 for $1,110,000 and was on the market in 2014 for 189 days at $1,650,000, however didn’t sell.

445 Monterey Listed for $1,980,000 4 bed/4.5 bath

This detached 2-on-a-lot townhome was built in 1998. The last sale was reported in 2005 for $1,425,000. It was on the market in July 2016 for 2,080,000 and in 2014 for 83 days at $1,880,000 and did not sell either time.

520 25th Listed for $2,499,000 4 bed/2 bath

This is currently a single-family home on a 7487 sq. ft. lot. This may be zoned for 2 townhomes or one massive dream home. The property 4 doors down on the same side of the street is for sale at $1,825,000. It has the same size lot and is posting 600 more sq. feet. I’m not sure if there are zoning differences. It has been on the market for 42 days.

651 10th Listed for $1,999,000 4 bed/3.5 bath

After almost 3 months and a $100K price reduction, this brand new attached townhome located 5 houses east of the greenbelt has a buyer. The other unit of these 2 just posted a closed sale in late November for $1,800,000.

1707 PCH #507 Sold for $470,000 1 bed/1 bath

This is a 73-unit complex located on the west side of PCH. This condo last sold in 2005 for $163,500. The last few 1 bed/1 bath sales in this complex have all been between $403-$430K. This is the highest sale for a 1/1 this year.

526 24th Place Sold for $2,500,000 3 bed/2.5 bath

In only 6 days this one sold for $200K above the original asking price. This single family home has been completely remodeled and is located ½ block west of Valley. It sold off market in 2014 for $1,550,000.

820 9th St Sold for $1,444,000 3 bed/1 bath

$244K over asking price and in just 12 days….this one has sold. This is a single-family home is located 1 property east of PCH. The home was on the market in 2007 and 2008 for $949,999 but didn’t sell. It was essentially a 2-lot purchase…making them a little over $700K each. That is an amazing price. Even though the buyer got a great deal, there are some zoning uncertainties that may take a moment to resolve should the new buyer want to build single family homes on these lots.

545 8th St Sold for $1,427,725 3 bed/2 bath

Another one that went quickly and for over asking (almost $128K above)! The new buyer will likely be building 3 new townhomes in the 1900 sq. foot range.
