1946 Ava Ave Listed for $1,599,000 2 bed/2 bath
This is a single family home located 1 street east of the greenbelt. The property recently sold a year ago in the beginning of 2015 for $1,400,000.

535 Hollowell Listed for $2,499,000 5 bed/4 bath
This Coastal Cape Cod single family 2016 build, just hit the market. The dirt was purchased for $800,000 in 2014.

906 3rd St Listed for $1,149,000 2 bed/2.5 bath
This single family home is located about 9 properties east of PCH. It last sold in 2010 for $800K. It seems to be priced well.

1216 3rd Listed for $1,598,000 3 bed/2 bath
After only 17 days…a deal has been made. This single family home has the vintage Hermosa Beach character and is located a few lots west of Prospect. It also has a saltwater pool, which you don’t often see in Hermosa Beach.

432 Ocean View Listed for $1,499,000 3 bed/3 bath
This property first hit the market in March and after being withdrawn then put back on the market. It’s a detached townhome 1 block east of PCH. This one last sold in 2002 for $725K. We sold 434 Ocean View (same property type) at the end of 2014 for $1,150,000. That’s a solid increase for 432 Ocean View.

1514 Silver St Listed for $950,000 1 bed/1 bath
After 3 ½ months, this little cottage located east of PCH right on the Redondo border (Harper) has a buyer. It has been in and out of escrow prior to this current escrow. The home was built in 1931 and is likely a dirt/build acquisition. This property last sold in 2013 for $570K.
Under $1M Sales
230 34th Listed for $5,350,000 4 bed/3.5 bath
This home was built in 2015 and sold for $4,750,000. Now it’s back in escrow a year later for almost $2000 per sq. ft. It’s a unique property with a lot of open space, light, glass and ocean views.

2468 Silverstrand Ave Listed for $1,999,000 4 bed/3 bath
After a few months and a price reduction, this home found a buyer. This triplex has two, 1bed/1bath units with another 2 bed/1 bath unit above it. Although it likely does not pencil as a great income investment, the land and location give it its value. This property last sold in 2004 for $1,362,500. (Picture above is conceptual design/rendering). The lot has a funky triangle shape (62 X 76 X 96 feet), which is part of the challenge when building a new structure. It didn’t stop these buyers.

717 24th St Sold for $4,570,000 4 bed/4.5 bath
This property hit the market last December for $5,350,000 however didn’t sell. It last sold in 2008 for $889K. Once a 3 bed, 2 bath 1300 sq ft home, it is now a 4 bed, 4.5 bath, 5167 sq foot home…with ocean views.

1850 Manhattan Ave Sold for $4,949,000 4 bed/4.5 bath
Sold for $551K below the initial asking price! This 2003 single-family house has massive ocean views. The property last sold in 2003 for $3.2M and was on the market in 2011 for $4M before the listing was cancelled. It is an oversized sand-section lot (4558) with a sizable backyard for this area.

733 21st St Sold for $1,725,000 3 bed/3.5 bath
This property sold for $74K below the initial asking price after just a month. This attached townhome is just west of PCH and has panoramic ocean views from the rooftop deck. This home last sold for $1,075,000 in 2009.
This property just closed on 8.8.16 in the same complex.

1919 Springfield Av Sold for $1,742,500 3 bed/3.5 bath
Sold for $107K below the listing price after a month. This is a single family home located slightly west of PCH and east of the greenbelt. It last sold in 2012 for $1,295,000.

840 Loma #2 Sold for $1,260,000 3 bed/2.5 bath
Sold for $40K below the initial asking price after 5 weeks on the market. This is an attached townhome that is part of a 4-unit complex. Unit #4 sold in March for $1,155,000. Unit #3 was on the market this year for a month at $1,099,000…however didn’t sell.

940 15th St Sold for $1,500,000 3 bed/3 bath
This one just closed for $50K below the asking price after 22 days on the market. It’s a single-family home on an R2 zoned lot.
