1600 Ardmore (The Commodore) is a 100 unit complex located on the eastern side of the greenbelt/Ardmore. Earlier this year, another 1 bed 1 bath hit the market for $499K and ended up selling for $550K (see below). Unit #134 last sold for $315K in 2003.

1057 Loma Listed for $1,650,000 3 bed/3 bath

1057 Loma is a two on a lot detached townhome located a few block south of Pier Ave. This home has ocean views and recent upgrades from last year.

2411 Prospect #310 Listed for $599,800 2 bed/2 bath

2411 Prospect pops up from time to time on our update. This is only the second time so far this year. Unit #127 has been on the market for almost 3 weeks at $599K and hasn’t sold yet. Last year, unit #308 sold for $520K, that was the highest sale in the complex last year. The highest sale ever was a 3 bedroom unit for $550K in 2005.

1112 11th St Listed for $1,299,000 2 bed/2 bath

1112 11th is located on the Hermosa/Redondo Border with ocean views off the upper deck. In 2013 this home sold for $905K.

1252 20th Pl Listed for $1,460,000 3 bed/2.5 bath

1252 20th Place is another single family home located on the Hermosa/Redondo Border. 1246 19th, which is similar in size and location, is in escrow with a list price of $1,465,000.

1630 Monterey Listed for $4,100,000 4 bed/4.5 bath

1630 Monterey was on the market last year for 74 days listed at the same price, however it did not sell. Prior to last year, it was on the market in 2015 for $4,495,000 and didn’t have any takers. This home last sold in 2005 for $2.9M.

201 24th Listed for $3,100,000 3 bed/2.5 bath

201 24th is a single family home, located 2 blocks to the sand in an ideal North Hermosa neighborhood. This home last sold in 2013 for $1,810,000. It is priced well and we should see activity on this one.

714 8th Place Listed for $2,350,000 4 bed/3.5 bath

In less than 3 weeks, 714 8th Place, a Mediterranean style beach home with ocean views, has a buyer. This property last sold in 2013 for $1,560,000. It is located between Ardmore and PCH just north of 8th street.

1140 7th Place Listed for $1,125,000 3 bed/2 bath

This home has found a new owner and in only 3 weeks. 1140 7th place is a single family home located east of Prospect, next to the Redondo/Hermosa beach border. This home last sold in 1988 for $299,000.
It looks like it will require a fair amount of updating.

805 20th St Listed for $1,449,000 3 bed/3.5 bath

It took some time, however this home has a new buyer. 805 20th first hit the market in early July for $1,599,000 and after almost 3 months and a $100K price reduction, it did not sell.

2545 Myrtle Sold for $5,275,000 5 bed/5.5 bath

After very few days on the market, 2545 Myrtle went into escrow and has now closed for $24K below the asking price. This single family home was built in 2014 and sold at that time for $4.3M. It’s on the corner of Myrtle and 26th across from North School. They did a great job on this build in 2014. It’s a beautiful home.

1215 7th Sold for $1,280,000 3 bed/1 bath

That was quick! After a $20K price chop, this one has a new owner. 1215 7th is located on the Hermosa Hills. This home was on the market in 2014 for $1,049,000 but didn’t sell.

1246 24th St Sold for $1,330,000 3 bed/2 bath

After 2 months and for $158K below the initial asking price, 1246 24th has SOLD. It is a single family home that is located one block south of Artesia. It last sold in 2000 for $355K. 1233 21st St just sold for $1.4M.
