We are past the halfway point of 2018 and it has been a record year in many ways.  The median priced sale this year (year-to-date) is $1,730,000 versus $1,650,000 during the same period last year. This is indicative that prices are still rising, however a cooling period could be anywhere around the corner. Typically, mid-July to mid-August is a slower time of the summer months due to buyers, and real estate agents traveling on vacation. So, I’m not surprised to see that this weeks activity is slightly quiet compared to May, June and September.

647 2nd Listed for $1,399,000 3 bed/2.5 bath

647 2nd is a 3 on a lot attached townhome near the Hermosa/Redondo border. This townhome last sold in 2012 for $826,500.

After 40 days this one has a buyer. 621 9th is an attached townhome west of PCH and east of Ardmore. This home last sold in 2009 for $830K.

1401 Corona Listed for $1,359,000 2 bed/1 bath

It took 4 months for this home (lot) to find a buyer. 1401 Corona was on the market in 2017 and sold for $1,150,000.  This time it is being sold with approved building plans from the city.

1120 Palm Dr Listed for $3,495,000 4 bed/4.5 bath  

1120 Palm is a brand new detached townhome on Palm and Pier Avenue .1121 Manhattan Ave., the other side of these 2 detached townhomes, sold for $3,740,000.

3411 The Strand Listed for $6,499,000 8 bed/4 bath 

That was quick! In less than a month this one has a buyer. 3411 The Strand is a duplex on north end of the Hermosa strand. The lot size is 2,275 and is currently tenant occupied.

654 4th is part of a 9 unit townhouse complex that sold in 6 days for $61K over the asking price . This home last sold in 2014 for $1,185,000. It is hard to find a 3-bedroom in this price point west of PCH.
