212 The Strand is a brand new construction. It originally hit the market in April for a lower price point of $11.9M, however after 6 months it did not sell. This property last sold in 2015 prior to the new build for $5.8M. This was designed by Louie Tomaro and has over 4400 sq. feet of living area.

714 8th Place Listed for $2,350,000 4 bed/3.5 bath

714 8th place is a Mediterranean style beach home with ocean views. This property last sold in 2013 for $1,560,000. It is located between Ardmore and PCH just north of 8th street.

1140 7th Place Listed for $1,125,000 3 bed/2 bath

1140 7th place is a single family home located east of Prospect next to the Redondo/Hermosa beach border. This home was last sold in 1988 for $299,000.
It is the lowest price single family home currently active in the Hermosa Hill section.
It looks like it will require a fair amount of updating. I will be curiously watching to see the timing of this sale.

2411 Prospect #127 Listed at $649,000 2 bed/2 bath

2411 Prospect is a 64 unit complex. This is the first condo for sale in the complex this year. Last year there were 5 sales. Unit #117 sold for $510,000 last July.

After 2 months and a slight price reduction, 925 9th has gone into escrow. This gorgeous Hermosa hills home was built in 2000. It last sold in 2011 for $1,475,000

638 The Strand Listed for $4,490,000 3 bed/2 bath

638 The strand is a 4 unit condo complex located as the address suggests, on the strand. This home has front row panoramic sand and ocean views. It sold in 2011 for $1,560,000. Even though it has been completely remodel and the market has gone up, that’s a huge price jump for the same property and sq. footage.

2018 Springfield Sold for $1,400,000 3 bed/2 bath

2018 Springfield went into escrow quickly and sold for $1K over asking. This property last sold in 2001 for $485K.

1181 Cypress Av #A Sold for $1,150,000 2 bed/2.5 bath

1181 Cypress was sold off-market. Although we don’t know to what extent, he property needed some work, hence the selling price. It’s part of a 2-unit complex just south of Pier Ave. on the west side of Cypress.

960 1st #B Sold for $975,000 2 bed/2.5 bath

That was quick…they found a buyer in 5 days and it sold for $50k over asking price. 960 1st is part of a 4-unit townhome community located one block north of 190th on the Redondo/Hermosa border. Unit #D sold last February for $858K. The property looks like it has been nicely remodeled.

1844 Hillcrest Sold for $1,216,000 2 bed/3.5 bath

In over2 ½ months and after a big price reduction, this one finally sold for $113K below initial asking price. 1844 Hillcrest is located close to the Hermosa View elementary. The property was very dated and needed a lot of work, however it has character and potential.

1635 Palm Dr Sold for $4,100,000 4 bed/3.5 bath

It is sold for almost $300K below the asking price. 1635 Palm is located in the sand section with great panoramic ocean views. This is still a huge number for a townhome.
