1707 PCH is the first condo in the 72 unit complex to go on sale this year.  This complex had 4 sales in 2019 and 7 in 2018. 

1156 9th Listed for $1,495,000 3 bed/2.5 bath

1156 9th is a single-family home located in east Hermosa with a pool.  This home last sold in 2014 for $1,075,000.

946 8th Listed for $2,799,000 4 bed/3.5 bath

This one is back on the market for $100K less than last year. 946 8th was built in 2019 and offers ocean views in the distance. This is 1 of 2 detached townhomes on this lot.

640 Hermosa Listed for $2,089,000 3 bed/3 bath

Back on the market…for $410K less than it was on the market for in May of last year. 640 Hermosa is part of a 6-unit complex of detached townhomes built in 2007. This is the front unit and arguably the best one. They paid $1,235,000 in August 2009.

I worked on these properties when they were first developed, spending a lot of time holding this one open. I like it a lot, however price is everything for these units. Let’s see what the market says.

Back on the market… for $1Million less than last year. 1534 The Strand was built in 1999. This home last sold in 2011 for $3,583,045.

501 Herondo #9 Listed for $990,000 2 bed/3 bath

Back on the market…501 Herondo is part of a 75-unit Townhome complex on the border of the Hermosa/Redondo area. Unit #40, which has the same specs, just sold for $1,025,000.

After 1 month one the market and a $200K price reduction, this home is in escrow. 820 9th is a single family home east of PCH.

1600 Ardmore #216 Listed for $649,900 2 bed/1 bath

After 6 months and a price reduction this home is in escrow. 1600 Ardmore is a 710 sq. foot 2 bed 1 bath condo in the 100-unit complex. There is currently 1 other active listing in the building priced at $619K.

736 Gould is part of a 33-unit townhome complex on Gould, located directly behind PCH and the Hotel Hermosa. This complex had one sale last year for $1.5M.  

1015 2nd Sold for $1,000,000 3 bed/2 bath

Sold, it took 6 ½ months and a $350K price discount! 1015 2nd is a 1954 single-family home located a half a block from PCH.

722 8th Sold for $1,500,000 3 bed/2 bath

It took over 3 months to sell for $99K off the initial listing price. 722 8th is a renovated single-family home just west of PCH.

1836 Hillcrest Sold for $1,050,000 2 bed/1 bath

After almost 5 months and for $225K below the asking price, this home has sold.  1836 Hillcrest is a single-family, 943 sq. foot home. It took 5 months and a $96K discount to find the buyer.

661 25th Sold for $4,400,000 5 bed/5.5 bath

3 months and for $290K off the asking price, this home has sold. 661 25th is a brand new 5 bed, 5.5 bath home with Catalina and ocean views. This lot was sold in 2017 for $1,675,000.
