249 33rd St. Listed for $5,199,000 4 bed/5.5 bath

249 33rd is a single family home, built in 2001 and located on the corner lot of 33rd and Highland Avenue. It has pier and ocean views. This home last sold in 2010 for $2,725,000. It’s a beautiful home….let’s see if Highland is a factor.

1818 Pacific Coast Hwy Listed for $1,659,000 3 bed/3.5 bath

1818 PCH was on the market for 3 months at $1,619,000, but didn’t sell. Now it’s back on the market for $40,000 more. 1830 PCH, which is a similar 3 bed/3.5 bath, is currently in escrow with a list price of $1,659,000.

64 15th Ct. Listed for $2,295,000 3 bed/2 bath

64 15th sold in July 2017 for $2M. However after only 2 months, it went back on the market for $2,495,000. This home finally exited the market after 5 months for 2,295,000.

1136 Monterey Listed for $2,350,000 3 bed/3 bath

1136 Monterey is an attached 2 on a lot townhome. This unit last sold in 2004 for $1,295,000. It’s back out on the market for a big number. This is on our watch list.

1820 PCH is part of the new townhomes on east side of PCH. This one was on the market for 3 months starting at $1,769,000.

1550 Loma Dr #B Listed for $1,259,000 3 bed/2.5 bath

1550 Loma is part of 4 attached townhomes that back up to Hermosa Valley school.
This home last sold in 2014 for $960K. It appears to be priced very well. I expect this to sell quickly.

511 2nd Listed for $1,675,000 3 bed/2.5 bath

511 2nd is in the sand section of Hermosa. It’s remodeled and has a rooftop deck with Ocean views.

633 30th Listed for $8,500,000 5 bed/7.5 bath

633 30th is a brand new home described as Modern Plantation . This home has panoramic ocean views, 5 bedrooms and 7.5 bathrooms. It’s located near Valley Park, about 10 properties up from the Greenbelt. It comes with a ground breaking $8.5M price tag. I hope they get it!

3001 Tennyson Listed for $2,700,000 4 bed/3 bath

In 3 weeks, this home has a buyer. 3001 Tennyson has big ocean views from the top of the hill and was renovated in 2011. 648 Longfellow, which is right around the corner, sold for $2.3M in December of last year.

1830 PCH Listed for $1,659,000 3 bed/2.5 bath

That was quick! 1830 PCH was recently on the market for $1,619,000 and didn’t sell. Listed now with a higher price tag and a different agent, this townhome is (group of 7 townhomes are) back on the market. 1834 PCH is currently in escrow.

819 6th Listed for $1,899,000 4 bed/4.5 bath

After 2 months, 819 6th, a detached townhouse east of PCH with ocean views, has a buyer. This home was built in 2006 and previously sold in 2007 for $1,360,000.

517 Prospect Listed for $2,899,000 5 bed/4 bath

After 226 days and a $300K price reduction, this brand new detached townhome has a buyer. 517 Prospect has ocean views and shares the lot with 515 Prospect, which sold for $2,835,000 . The lot was purchased in 2014 for $1.6M.

824 3rd Listed for $1,299,000 3 bed/2 bath

That was quick, this home found a buyer in 8 days. 824 3rd is a single family home in east Hermosa that has views and an updated kitchen. This home sold in 2001 for $400K.

4 Meyer Court Listed for $2,224,000 4 bed/3.5 bath

4 Meyer court is a brand new 2 on a lot townhome. It is located on a cul-de-sac street with big ocean views. After 4 ½ months and a $75K price reduction, this home has a buyer. 6 Meyer Court, which is the other new townhome, is still active for $2,024,000.

77 15th is a 15 unit condo complex a half block to the beach. This condo sold before it hit the MLS. There were 2 sales in this complex last year….a 2 bed 2 bath for $870K and a 1 bed 1bath for $865K.

125 4th #A Sold for $2,228,000 4 bed/3.5 bath

125 4th is a two on a lot attached townhouse with ocean views that is steps to the sand. This home last sold in 2014 for $1,599,000.

522 24th Pl Sold for $3,050,000 3 bed/3.5 bath

In only 3 weeks, this extra long 50 X 161 lot in the sand section has sold for $250K below the asking price. It looks like it will need some serious updating, however the $250K will be a good beginning.

1600 Ardmore #219 Sold for $600,000 2 bed/1 bath

This one was on and off the market for about 6 months and finally sold. 1600 Ardmore is a 100 unit complex on the east side of the greenbelt. Unit #105 sold for $665,000 in October of last year.

161 1St Ct Sold for $1,680,000 3 bed/3 bath

That was quick! This one sold in 1 month for $69K below the asking price. 161 1st Ct is a two on a lot townhouse located at the Redondo/Hermosa border. This property has big ocean views and is just steps from the sand. In 2013 this unit sold for $1,060,000.
