The Market Is Active This Week In Hermosa…7 Day Market Update – Hermosa Beach

The market is ramping up in activity again. Many have predicted that we will see a delayed Spring selling season once the current restrictions start loosening up….we will see. The beaches are open, the sun is out and the closings are up in numbers. We have had 12 homes close over the last 30 days (city wide), 9 of them in May and 5 this week. With 14 active, pending and closed properties this week, it is the most active we have seen the Hermosa market since the Stay At Home orders were initiated. I’m looking forward to watching as this trend continues.

837 5th St. A7 Listed for $1,049,000 2 bed/2.5 bath

This is an attached townhome, a few lots east of PCH. This home is part of an 8 unit townhome community. Unit A3 sold for $850K back in 2017.

537 11th Listed for $2,179,000 3 bed/2.5 bath

537 11th was brand new in 2014 and sold for $1,695,000.

1158  8th Listed for $1,650,000 3 bed/2 bath

1158 8th is a single family home located in the Hermosa Hill section. This home leased 2 years ago for $6700.

77 15th #12 Listed for $1,150,000 2 bed/2 bath

77 15th is part of a 14 unit condo complex, ½ block to the ocean. It was on the market for 3 months last year, priced at $1,199,000. Unit #1 sold in 2018 for $1.3M, however that unit was larger and had an extra bedroom.

501 Herondo #9 Listed for $1,099,000 2 bed/2.5 bath

501 Herondo is part of a larger townhome complex located on the corner of Ardmore and Herondo. This unit sold 2 months ago for $950,000 and has since been renovated. See current active and past sales below:


226 Manhattan Listed for $1,599,000 2 bed/2.5 bath

It took 3 months and a $200K price reduction to find the buyer. 226 Manhattan is an attached townhome in the sand section with west facing views.

865 Loma Dr Listed for $1,389,000 2 bed/1 bath

865 Loma drive is a single family home sitting on a 2520 sq. foot lot.  We sold this property last year for $1,381,000. It’s a good property to build a new, larger single family home. The lot is about 130 dirt sq. feet too small in order be able to build 2 townhomes.

1829 Hillcrest Listed for $1,899,000 3 bed/3 bath

1829 Hillcrest is a single family home located between PCH and prospect. It hit the market on April 8th.  

2031 Hillcrest Listed for $1,998,000 3 bed/4 bath

2031 Hillcrest a single-family home that has been completely remodeled. This home sold in 2014 for $725K.

1007 Monterey Listed for $2,100,000 3 bed/4 bath

1007 Monterey is an attached townhome built in 1998. There are 8 units in this complex. The last sale was in 2012, for $1,349,000 (1005 Monterey).


1246 19th Sold for $1,750,000 3 bed/2.5 bath

This home came back on the market and sold in 3 days. 1246 19th is a single family tall-skinny home in east Hermosa. It was on the market last fall for $1,789,000.  It last sold 2 years ago for $1,414,000.

727 2nd #101 Sold for $430,000 0/1 bath

727 2nd is a unique property. It is designated as an office, not for full time residency. This office was purchased last February for $400K.

2818 Hermosa Ave Sold for $4,440,000 4 bed/3.5 bath

After 3 months, this home has sold for almost $600K below asking price.

1326 Owosso Sold for $1,750,000 4 bed/3 bath

This one has sold for $155K above the asking price. 1326 Owosso is a single family home located on the corner of 14th. This home has ocean views from the 2nd level. It last sold in 2018 for $1,675,000.
