This is a relist in the Villa Del Sol complex located just a short block to the beach. This complex has 15 units. This unit last sold in 1996 for $211,500. It started on the market in February for $1,099,000. An upgraded 2-bedroom in this complex sold last year for $959,000.

This is a newly remodeled single family home. The lot was purchased last year for $1,687,000 and it was taken down to the studs. They did an amazing job on this flip.
The location is great. 34th is a nice northern Hermosa street. This one should go quickly.

Another brand new construction making its debut this week. This 3600 sq. ft. home is located just a few blocks from the beach with a rooftop deck and ocean views. This lot sold 2 years ago for $1,955,000. I heard they had over 10 offers on it at the time. I had one of them. It’s a great location.

315 Gentry is a single family home located just east of PCH. It has a deep lot with a nice yard area. This home last sold in 2000 for $447,500. This is a very competitive price point. I won’t be surprised to see this one go quickly.

It took over 2 months, however this one found its buyer. 721 21st is a detached townhome located just west of PCH with ocean views from the roof top deck. This property sold in 2012 for $1.6M, when it was built.

However, it has been in and out of escrow twice now (once off market prior to hitting the MLS). The top floor is filled with glass windows and has a really nice indoor/outdoor living feel. This home sold in 2009 for $800K prior to the build.

That was quick…they secured a buyer in 2 weeks. This attached townhome is located just a few steps from Pier Avenue and 1 ½ blocks to the beach. It was on the market last year for $1,675,000 and after 82 days, it was taken off the market.

After just 29 days on the market, this one has a buyer. It’s a single-family home just east of PCH. This home was purchased in 1991 for $415K.

It was back on the market in 2013 and 2014 also without a sale. 2016 is a new year…and with this new year it finally sold for 495K off the most recent asking price.

After 2 months on the market and a $49K cut from the asking price, this single family home has sold. 340 27th St is located 4 houses west of Valley Park and just a few short blocks from the beach. This property last sold in 2013 for $1,425,000. It was for sale last year for $2,399,000, however it didn’t sell.

After 6 weeks, this one sold for $20K below the asking price. This home is just blocks from the beach. It has peek-a-boo views and last sold in 2004 for $690K.

15 15th ST #14 Sold for $860,000 2 bed/2 bath

This one first hit the market in March for $975K, which was the highest initial asking price ever in this complex by more than $100K. After too little action, the listing cancelled. They came back on the market for $889K and after a month, it sold for $29K below the asking price. It’s part of a 27-unit condo complex located a few feet from the beach. This property last sold in 2004 for $551K.
There were 2 sales last year in this complex.
