446 Monterey  is a 34-unit complex on the east side of Monterey. This unit last sold in 2017 for $1,153,000, which was also the last unit to sale in this complex. 

1550 Loma Dr. #D Listed for $1,499,000 3 bed/2.5 bath

1550 Loma is a 4-unit townhome complex. Unit #B just sold for $1,230,000 however it is a bit smaller than #D (currently for sale). I think this property is priced well.

846 18th St Listed for $1,525,000 3 bed/2 bath

846 18th is a single-family home propped up on 18th street with nice ocean views on the horizon. This home last sold in 2011 for $815K.

548 Pine was built in 2015. This detached townhome is on the corner of 6th and Pine, just east of PCH.  This home sold in 2016 for $2,250,000.

945 7th Listed for $2,899,000 4 bed/3.5 bath

945 7th sold 3 years ago for $1,662,500.  The little 3 bed, 1 bath home was torn down and 2 brand new detached townhomes are now occupying that space. This is a big number for a townhome east of PCH. This will be a good one to watch.

1600 Ardmore commonly comes up in our blog. This complex has 136 units. Since last February, there have been 7 condos sold and 2 are currently active.  This condo has been on and off the market since 2018 and now it has a buyer.

663 Longfellow Listed for $2,345,000 3 bed/2.5 bath

In only 2 weeks, this home is in escrow. 663 Longfellow is a single-family home with ocean views. This home sold in 2013 for $1,375,000.

1236 3rd Listed for $1,579,000 2 bed/2 bath

After just 36 days, this home has a buyer. 1236 3rd is a single-family home built in 1928 with Spanish charm. This home last sold in 2009 for $879K.

703 1st Listed for $1,699,000 3 bed/3 bath

After a $146K price improvement, this home is in escrow. 703 1st is part of a 2 on a lot townhome complex built in 1991. It was put on the market in September of last year for $1,995,000 and didn’t sell. It last sold in 2015 for $1,475,000.


209 Valley Sold for $1,025,000 2 bed/2.5 bath

This one sold quickly. 209 Valley is part of the Pacifica Villas complex located in the southern Hermosa Sand Section. This unit last sold in 1982 for $135,000. 

1822 Palm Sold for $1,175,000 2 bed/ 1.5 bath

In only 6 days this property has sold and closed. Palm is an extremely charming quintessential Hermosa Beach cottage. It sold “All Cash” with a 5-day escrow. Both buyer and seller are extremely happy. Full disclosure, this was our listing!

2311 Park Sold for $2,000,000 2 bed/2 bath

This home sold in only 10 days and $100K above the asking price. 2311 Park was built in 2000 and is located on the corner of Park and Loma Dr. This is a really nice northern Hermosa Sand pocket. The home last sold in 2009 for $1,155,000.

641 8th Sold for $1,810,000 4 bed/3 bath

That was quick…in only 1 week and for $11K above asking price.  641 8th is a single-family home built in 2002 and last sold in 2015 for $1,359,000.

720 24th Sold for $3,400,000 2 bed/2 bath

720 24th sits on a larger, 8121 sq. foot lot.  It sold for $200K over the list price. That’s a big price tag….the numbers don’t seem to make sense for a spec builder.  A new build could be worth $5M+ and have huge views, however other spec builds have had their challenges.
