This one is part of a 7-unit detached townhome complex located on Monterey and Herondo. If you’ve ever driven by this complex you would remember. They look like the painted ladies and are known for their bright blue and yellow colors. This property last sold in 2012 for $819K.

This craftsman style single family home is located on the west side of Valley drive. It was built in 2007 and last sold in 2008 for $2.2M.

This is a brand new single family home with nice views off in the distance. It’s located in Hermosa Valley section, between Ardmore and PCH. Check out how below how it looked in 2014 when it was purchased for $1,549,000.

That was quick…after 6 days it’s in escrow. 736 Gould #22 is located in a 33-unit complex on the southwest corner of Gould and Sepulveda.
This unit last sold in 2012 for $716,000. Below are the last 2 years of sales in this complex:

1136 10th Listed for $1,479,000 3 bed/2.5 bath

This is a single family home located on the east side of Prospect, just west of Redondo. It last sold in 2000 for $525K

1233 21st St Listed for $1,189,000 4 bed/2 bath

This single family home sits 2 blocks south of Manhattan Beach and 1 block west of Redondo Beach. The property was built in 1953 and is situated on a double lot (approx. 5003 sq.ft.). It has a mid-century modern feel that has been very popular with buyers here in the South Bay. The word on the street is that they had multiple offers and the price drove up past the asking price.

1942 The Strand Listed for $9,500,000

This is a dirt proposition on the corner of The Strand and the 16th walk street. It’s been on the market since June of last year. This lot and the lot to the south were purchased last year for $15M. Now they have been split and the corner is back up for sale. The original property (double lot) has already been scraped and the property next door is mid-construction. The deal came shortly after they dropped the list price.

802 The Strand Listed $9,299,000 5 bed/5.5 bath

Another strand property for sale! This is a corner Strand home with over 3500 sq. ft. and a very nice southwest view. It last sold 10 years ago for $8.5M.

3224 Hermosa Ave Listed for $7,995,000 2 bed/2 bath

This single family home is located a block from the sand and Strand. This property sold in 2015 for $6,425,000 after 238 days on market. That’s a $1,550,000 mark up in 1 year for the same property. The property is basically a tear down and will likely become a new build in the near future. I’m curious to see how close to the asking price this property closes for?

920 Loma Drive Sold for $1,550,000 3 bed/2 bath

This single family home has been on the market 3 times since September 2016 and finally sold $350K below the initial asking price . It originally came out at $1.9M with a different agent and company. It will be the site of some brand new townhomes soon.

1931 Power St Sold for $4,625,000 4 bed/3.5 bath

That was quick, after 10 days and for 174K below the listing price. This single family home was built in 1999. The lot size is over 10,000 sq. ft. 1807 Valley Park (another large lot) down the street just went into escrow, listed at $7,995,000. It is rare find type of property this close to the beach. We’re not surprised to see it sell quickly.

345 29th Sold for $2,582,300 4 bed/4.5 bath

It took over 5 months, however this property finally sold for $616,700 below list price. This single family home was built in 1999 and is located just up the hill from the beach. The property last sold in 2004 for $1,575,000.

305 2nd Sold for $1,450,000 3 bed/3.5 bath

In just over a month this home was sold for $49K below the listing price. It sold a few years back in 2011 for $1,059,000. There are 4 units side-by-side in this complex. This is one of the middle units. 313 2nd, an end unit, was recently on the market for 162 days listed at $1,600,000 and didn’t sell.

918 3rd Sold for $1,235,000 2 bed/2 bath

After 3 months and a $165K discount from the initial listing price, 918 3rd has sold. The home was built in 1949 and has a cabin/cottage vibe, however no updates.
