Real Estate Is Opening up…7 Day Market Update – Hermosa Beach

Now that business and the Real Estate industry appears to be opening up, it’s a positive sign to see5 new escrows this week. With only 12 properties currently pending throughout the entire city, 5 escrows in one week represents encouraging activity. It looks like this trend will continue for the next month due to new inventory hitting the market, low interest rates continuing, and some pent-up buyer demand easing back into the market. The other good news is seeing higher end homes continuing to sell. This week alone, we had 4 homes in the $5M+ range go into escrow or close.

926 1st #4 Listed for $1,025,000 2 bed/2.5 bath

926 1st is an attached townhome on the Hermosa/Redondo border. This home has a deck with views.  945 1st, which is slightly larger, sold last November for $1,150,000.

2818 Hermosa Ave Listed for $4,695,000 4 bed/3.5 bath

After 3 months and $300K price reduction, this home has a buyer. 2818 Hermosa is one lot back from the strand. It was built in 2000 and has ocean views.

1921 Power Listed for 6,199,000 6 bed/6.5 bath

After a price reduction, this property found a buyer. 1921 Power is a single family home in the Valley area of the Sand Section on a rare, 13,000 sq. foot lot. This home last sold in 2018 for almost $6M and close to its current list price.

540 1st Listed for $1,199,000 3 bed/3 bath

540 1st is a 10 unit townhome community on the west side of PCH, bordering Redondo beach. It took 5 weeks and $30K price reduction and this home has a buyer.

727 2nd #101 Listed for $479,000 0/1

727 2nd is a unique property. It is designated as an office, not for full time residency. This office was purchased last February for $400K.

125 30th is a brand-new construction, single family home, steps from the ocean. This lot was purchased in 2018 for $2.3M.

1720 Ardmore #325 Sold for $645,000 1 bed/1 bath

After only 3 days on the market, unit #325 has sold. This condo complex, known as “The Apple Tree,” has had 5 sale since the beginning of 2019.

1276 9th Sold for $2,100,000 4 bed/3.5 bath

This home required several price reductions, however after 2 ½ months, the transaction is complete. 1276 9th is located in the Hermosa Hills section (east of PCH) and was built in 2013. It sold in 2014 for $1,850,000.

1601 Manhattan Ave Sold for $4,975,000 4 bed/4.5 bath

1601 Manhattan Ave is a new construction built on the corner of 16th and Manhattan Avenue, a block north of Pier Avenue.  This is a beautiful home that was extremely well built and has massive unobstructed views. With lots of glass, sunlight, a massive rooftop deck, and many other high-end offerings, it had multiple offers and sold quickly.  We are slightly bias because we listed and sold this home.
