This is a brand new construction, detached townhome. It is part of a 6-unit development that spans from Longfellow to Boundary.

609 Longfellow Listed for $2,495,000 4 bed/3.5 bath

This unit is on the Longfellow side of the 610 Boundary detached townhomes. They have a similar layout, 4 beds & 3.5 baths and the same price tag.

606 Boundary Listed for $2,895,000 4 bed/3.5 bath

606 is one of the larger new construction units that’s part of the Longfellow/Boundary development. The price reflects the increase in sq. footage.

15 15th #12 Listed for $995,000 2 bed/2 bath

This is a 27-unit complex located one property from the strand and sand. This condo was purchased in 2014 for $750K. Unit #14 sold last year for $860K.

1018 17th St Listed for $1,899,000 4 bed/3.5 bath

This detached townhome first hit the market in October 2016 for $1,999,000, however didn’t sell. It is now back on the market for $100K less.

1931 Power St Listed for $4,799,000 4 bed/3.5 bath

This single family home was built in 1999. The lot size is over 10,000 sq. ft.
1807 Valley Park (another large lot) down the street just went into escrow, listed at $7,995,000. I look forward to seeing where these properties land on price.

330 Hollowell Listed for $1,590,000 4 bed/3.5 bath

This home was on the market for 138 days in July for $1,640,000 yet didn’t sell. Now with a new year and a $50K price improvement, it’s back on the market. This single family home is on the corner of Prospect and Hollowell. The home last sold in 2012 for $1,060,000.

501 Herondo #72 Listed for $899,000 2 bed/2.5 bath

It only took a week to find a buyer. This is a 75-unit complex located on the north/east corner of Herondo and Valley. Unit #49 just sold on 1/11 for $995K. This unit (#72) last sold the year it was built, 1987 for $174K.

2108 Loma Dr Listed for $1,395,000 3 bed/2 bath

After 6 months and a $505K price reduction, this property is in escrow. It’s a single family home on the east side of Loma overlooking the valley section and the greenbelt. 1946 Loma just went into escrow (listed at $1,160,000) with a much bigger lot.

839 6th St #4 Sold for $781,000 2 bed/2.5 bath

Sold for $$11K above the asking price. This is a small 7-unit complex located a few properties east of PCH. Last year, unit #7 sold for $790K.

1866 Rhodes St Sold for $1,525,000 3 bed/3.25 bath

Here is another property closing above the list price (+$36K). This single family home is located a small block east of PCH and sits up on the crest of Rhodes, giving it ocean views in the distance. This property last sold 20 years ago for $235K.

1707 Pacific Coast #221 Sold for $632,000 2 bed/2 bath

This one shows 0 days on market and sold for $3K above list price. We can assume they found a buyer off-market before listing it on the MLS. This complex usually has between 2-5 sales a year. #221 last sold in 2009 for $480K.
