This attached townhome was built in 2003 and has ocean views from the rooftop. It is a large townhome with over 3,300 sq. ft. Since the 2 townhomes are attached, there isn’t a setback requirement/building code (distance in between the 2 townhomes, which can be as much as 20 feet), allowing that space to be used as living sq. footage, thus making it potentially larger in size. This property last sold in 2006 for $1,750,000.

618 1st Listed for $1,299,000 3 bed/3 bath
This home first hit the market in August 2016 for $100K more, however after about 3 months, it was cancelled and put back on the market 3 days later. Hence, it has really been on the market for 97 days. . This is a detached townhome that is located one block north of Herondo, which is the Hermosa/South Redondo border. It last sold in 1999 for $450K. The other townhome on this lot, 616 1st last sold when it was built in 1998 for $487K.

1239 9th Listed for $1,188,000 3 bed/1.5 bath
Another re-list. It has been on the market for 63 days. This one is located east of Prospect and approximately 6 homes from Redondo.

908 17th Listed for $2,890,000 3 bed/3.5 bath
This brand new detached townhome is located a few houses east of PCH. This complex has 4 townhomes. The land (920 17th) sold for $1M in 2011. This is a huge asking price east of PCH.

535 Hollowell Listed for $2,399,000 5 bed/4 bath
It seems this week is the week of cancelling listings and relisting them right away in order to make it look like a new listing. This property has been on the market for 81 days. The dirt was purchased for $800,000 in 2014.

920 Loma Dr Listed for $1,597,500 3 bed/2 bath
Once again…this property has been on the market for 54 days, yet looks like a new listing. Same agent…same home…lower price! This property is located on the west side of Clark field.

1866 Rhodes St Listed for $1,489,000 3 bed/3.25 bath
It only took a week to find a buyer for this home. It’s a single family home that is located a small block east of PCH and sits up on the crest of Rhodes, giving it nice ocean views off in the distance. This property last sold 20 years ago for $235K.

545 8th St Listed for $1,300,000 3 bed/2 bath

Another one that went quickly into escrow! Apparently this single family home is zoned to allow 3 units on this lot. This property is likely a complete teardown. The location is a few houses south of Cypress Park, right on the busy intersection of 8th and Valley. My prediction is that this one will sell for at least $200,000 over the listing price based on how low the initial asking price is. I’ve heard they have had a handful of offers.

1865 Prospect Listed for $1,665,000 4 bed/3 bath
This single family home is located east of PCH. It is the first time it’s been on the market since it was purchased in 1973…for $23,500.

3205 Highland Listed for $2,800,000 4 bed/3 bath
After about a month, this property has a buyer, It is located just a few blocks from the beach. There is a rental unit on the back alley.

516 24th ST Sold for $1,380,000 2 bed/1.5 bath
After a few months and a $19K reduction from the most recent asking price, this one has sold. It first hit the market in June of this year for $1,559,000 and didn’t sell. It then came back on the market for $160K less. This single family home is located about 5 blocks from the beach. It sold in 2012 for $965K…however there have been some upgrades since that time. It’s a very cute Hermosa style beach cottage with some backyard area. We liked this property.

438 28th St Sold for $1,900,000 4 bed/2.5 bath
This one has sold for almost $400K below the original asking price. The home was last purchased in 2005 for $1,312,000, but has since been remodeled and updated.
Here is another recent sale down the street.

906 3rd St Sold for $1,149,000 2 bed/2.5 bath
This single family home is located about 9 properties east of PCH. It last sold in 2010 for $800K. It seems to be priced well.
