922 2nd is a single-family home located just east of PCH, and has some ocean views.  This home last sold in 2012 for $1.5M.

After $102K price reduction, we’re not surprised that this one sold. 654 8th is a 1904 beach bungalow located in the Hermosa Valley section. This home sits east of Ardmore, close to PCH. The location is tough due to the amount of traffic on 8th Street. It’s all about the price in this case.

209 Valley Listed for $1,025,000 2 bed/2.5 bath

In only 7 days this home has a buyer. 209 Valley is part of the Pacifica Villas complex located in the southern Hermosa Sand Section. This unit last sold in 1982 for $135,000.

2311 Park Listed for $1,900,000 2 bed/2 bath

It took 2 weeks for this home to go into escrow. 2311 Park was built in 2000 and is located on the corner of Park and Loma Dr. This is a really nice northern Hermosa Sand pocket. The home last sold in 2009 for $1,155,000.

838 16th Listed for $1,369,000 3 bed/1 bath/2 pwds

Another quick sale….7 days. 838 16th is a single-family home located 3 properties east of PCH. This home has ocean views in the distance.

838 2nd is a 1921 beach cottage that sits on a 3629 sq. foot lot, so it’s possible it will be developed into a new home in the future. There is a beautiful tree in the front of this home. I hope they keep it and don’t cut it down.

This one has finally sold after a $34K price reduction …834 Palm is a single-family home sitting on a half lot in the sand section of Hermosa. It was on the market in 2017 and 2018 for $1.6M, however did NOT sell.

1720 Ardmore #222 Sold for $529,000 1 bed/1 bath

After only 2 weeks and for $10K below the asking price, this home has sold. 1720 Ardmore is the second condo this year in this complex to come up for sale. Unit #212 sold for $562K in March.

501 Herondo #74 Sold for $970,000 2 bed/3 bath

501 Herondo sold off-market. This condo complex has about 75 units total. Currently unit #40 is in escrow and is listed at 980K.
