Next door, 1503 Bayview is currently in escrow with a listing price of $1,999,0000 (however bigger…with 2000 sq. ft., an extra bedroom and half bath). The townhome that will share the land with this one is only in the beginning stages of construction.

1866 Rhodes St Listed for $1,489,000 3 bed/3.25 bath
This single family home is located a small block east of PCH and sits up on the crest of Rhodes, giving it ocean views. This property last sold 20 years ago for $235K.

910 17th St Listed for $2,490,000 3 bed/3.5 bath
This is a new, detached townhome that is part of a 4-unit complex.

This 4-unit complex is located only 8 properties east of the greenbelt and just west of PCH across from the mobile home park. The complex was built in 2005 and 716 10th last sold in 2013 for $1,351,000.

1018 17th Listed for $1,999,000 4 bed/3.5 bath
Just up the street from 910 17th (another new active listing), this detached townhome was built in 2005 and sold 2 years ago for $1,627,000.

530 25th Listed for $1,925,000 3 bed/3 bath
Another detached townhome on the market! This one is located in the Hermosa valley area just south of Valley Park. This home sold in 2008 for $1,125,000.

17 3rd Listed for $4,798,000 5 bed/5.5 bath
This single family home is located on the walkstreet, one home in from the strand. It has big ocean and sand views…and a huge rooftop deck. This property sold 10 years ago for $3.9M.

594 1st St Listed for $1,399,999 3 bed/4 bath
After 2 months…this one has a buyer. This townhome last sold in 2010 for $979K. It is located on the Hermosa/Redondo Border. The unit at 598 1st sold for $1,410,000 this summer and 596 1st sold last year for $1,275,000.

447 Herondo #105 Listed for $899,000 2 bed/2 bath
This is a 30-unit complex located on Herondo, which is the borderline for Hermosa and South Redondo. This year, there have been 2 other sales in this complex (see below). This property last sold in 2003 for $535,000.

After 5 weeks on the market, this condo has a buyer. It is part of a 73-unit complex located on the west side of PCH. This condo last sold in 2005 for $163,500. The last few 1 bed/1 bath sales in this complex have all been in the $400K range.
820 9th St Listed for $1,200,000 3 bed/1 bath
That was quick! This one sold right away with multiple offers. Our guess is that it likely sold for $200K over the asking price. This single-family home is located 1 house east of PCH and is being sold with adjacent commercial lot, making it an over 8000 sq. foot combined lot.

705 30th Sold for $1,519,000 2 bed/2.5 bath
This is a single-family home that has been recently remodeled. It sits west of PCH and has some ocean views. The home last sold in 1985 for $128,500.

322 11th St Sold for $1,375,000 2 bed/1 bath
Over 3 months and $120K below the asking price…it’s sold. This is a small single-family home on an oversized half-lot.

432 Ocean View Sold for $1,449,000 3 bed/3 bath
432 is a detached townhome 1 block east of PCH. It last sold in 2002 for $725K. We sold 434 Ocean View (same complex, same interior) at the end of 2014 for $1,150,000. That’s a solid increase for this complex of 4 townhomes.

22 7th Ct Sold for $1,650,000 2 bed/1 bath
The home was built in 1913 and was sold with approved architectural plans. This half lot property is located on 7th and Beach Drive, 1 house in from the strand…a prime location! Surprisingly, this lot sold just 4 years ago for $760,000. That’s an $890K increase. Also, another half lot sold last year on 7th court for close to the $1M price range

207 29th Sold for $2,469,125 4 bed/3 bath
After only 20 days on the market and a long 2-month escrow, this one sold for $325K below the asking price. 207 29th is a true coastal beach house that combines the flavor of Nantucket, the Cape and the amazing Hermosa Beach character that is slowly dissipating.

1840 Ardmore Ave Sold for $1,785,000 4 bed/4 bath
Almost 4 months and $210K under the initial asking price, this property has a new owner. It’s a single family home located along the greenbelt trail a few blocks north of Pier Avenue. It last sold in 1977 for $85K.

844 1st Sold for $810,000 2 bed/2.5 bath
This is an upgraded townhome located in a 14-unit complex, a half block from PCH. After three weeks and for $21K above the initial asking price…this property has closed escrow.
