1121 Manhattan Ave Listed for $3,795,000 4 bed/3.5 bath

1121 Manhattan is a brand new detached townhome with ocean and Catalina views. This lot was purchased in 2015 for $2,675,000. They are located ½ block from Pier Avenue, however close to commercial. The list price is raising the bar for south of Pier Avenue.

2710 El Oeste Dr. Listed for $4,995,000 5 bed/6 bath/2 pwd

It took almost 3 months and a slight price reduction prior to going into escrow. 2710 El Oeste is a single-family home with big ocean views that sits on a 7,255 lot. This home last sold in 2014 for $2,500,000 prior to it being remodeled. It’s a big mark-up and we are looking forward to seeing the outcome of this sale.

After 5 days this one has sold. 1550 Loma is part of 4 attached townhomes that overlook Hermosa Valley school.

712 Ardmore Sold for $2,203,500 4 bed/3.5 bath
712 Ardmore is a completely detached brand new townhome on Ardmore facing the greenbelt.

1720 Ardmore #319 Sold for $735,000 2 bed/2 bath

That was quick….5 days and 10K over the asking price this one is gone.. 1720 Ardmore #319 is a top floor, end unit with peek a boo ocean views. Last year, only 3 sales occurred in this 71-unit complex….one being a top unit 2 bed 2 bath #324 that sold for $685,000. This unit last sold in 2016 for $665,000.

1256 14th Sold for $907,000 2 bed/1 bath

We’re not surprised this one went over asking price ($57K over). 1256 14th was a probate sale subject to court approval, however it took 3 months from list to close. This home will need work.
1059 14th sold last year for $1.1M, however it was a bigger house at 1392 sq ft. but a little smaller of a lot then 1256 14th. It was also in fairly poor condition.
