647 1st is a detached townhome close to the Hermosa, Redondo border. This home last sold in 2001 for $484,000. There isn’t much inventory in this price point. 2 other active listings:

2906 Tennyson is a massive 7267 sq. foot home, built in 2015, that sits on a 15,000 sq. foot lot. This property was purchased in 2012 for $4,550,000 prior to the new build. This home resides on the crest of the hillside just west of PCH. The views are wide open and incredible. This is considered to be one of the best lots in Hermosa and certainly the best on this part of the hill.

1828 Pacific Coast Hwy Listed for $1,659,000 3 bed/3.5 bath

1828 PCH is a brand new, 7 townhome complex on the east side of PCH. 4 of the 7 built have already sold for asking or around asking price.  (see IN ESCROW section below for more information).

435 8th Listed for $1,073,999 1 bed/1 bath

435 8th is a 1002 sq. foot lot with a tiny 480 sq. foot home in the Hermosa sand section. It last sold in 2015 for $778K. This one is a tough sell and requires a very specific buyer.

1160 9th Listed at $1,498,000 3 bed/2 bath


1160 9th is a single family home located in the Hermosa Hill section that offers peek a boo ocean views and updated bathrooms and kitchen. This home last sold in 2014 for $897K.

It took a $200K discount and 3 ½ months for this home to find a buyer. 42 15th is part of a 2 on a lot townhome complex with ocean views. This home is 3 lots from the sand. It was purchased in 2015 for $2,380,000.

1832 Pacific Coast Hwy Listed for $1,659,000 4 bed/3.5 bath

Without any price reductions, it took almost 9 months to get this one into escrow. 1832 PCH is one of 7 brand newly construction townhomes. See below, 4 are sold, 1 in escrow and 1 just hit the market (see above NEW ACTIVE).

1626 Prospect SOLD for $1,638,750 4 bed/4 bath

After going on and off the market since July of last year and chopping $236K off the asking price, this home closed escrow. 1626 Prospect is a detached townhome north of Aviation that was built in 1991.
