After 3 1/2 months on the market last fall priced at $1,599,000 and no takers, 316 29th is back on the market for $100K less. This is a single family home that sits on a 1202 sq. foot lot. The home appears to have a few upgrades since it last sold in 2014 for $999K. This is an interesting property. It sat on the market for a long time in 2014 (263 days) before selling. It’s a small property on an alley without a garage (carport parking only)….not for everyone. That being said, it is a good location in North Hermosa.

322 11th Listed for $1,699,000 2 bed/1 bath

322 11th is an 805 sq. ft, 2 bed, 1 bath home on a 1671 sq. ft. lot in the sand section. This home last sold in 2016 for $1,375,000.

1707 PCH #406 Listed for $650,000 2 bed/2 bath

1707 PCH is part of the condo complex on the west side of PCH.  This is the first unit in the complex to go up for sale this year. Last year, two different 2 bed, 2 bath units sold for $690K.

2402 Silverstrand Listed for $4,000,000 6 bed/5 bath

2402 Silverstrand is a duplex. The main house has 3 bedrooms and 3 bathrooms and the guest house is 3 bed, 2 bath. It sits on a 3121 sq. ft. pie shaped lot on a really nice block in northern Hermosa. 

1256 14th Listed for $1,299,000 2 bed/2 bath

1256 14th was purchased last June for $907,000. It was remodeled and put back on the market a few months later. After 2 months, it was taken off the market. Now it is back at the same price.

That was quick, 7 days. 826 15th is a detached townhome east of PCH. This home was last on the market in 2011 and sold for $949,000.

2131 Hermosa Avenue Listed for $3,750,000 4 bed/4.5 bath

2131 Hermosa was on the market last year for 3 months priced at $3,975,000. This is a single-family home that is steps to the beach and built in 2007.

613 1st Pl Sold for $1,490,000 4 bed/3.5 bath

After 3 months and a 10K discount, 1st place has sold. 613 1st is an attached townhome in a 12-unit complex between 1st and 2nd, on Ardmore. This home has a rooftop deck.  160 Ardmore sold last year for $1,430,000.

107 24th Sold for $7,325,000 5 bed/3 bath/2 pwd

After 6 months and a $175K chop, it is in escrow. 107 24th is a brand new, single-family home that is located steps from the sand and features big open ocean, Catalina and white-water views.  The lot was purchased in 2015 for $2,760,000 prior to beginning construction. 

652 25th Sold for $4,215,000 5 bed/5.5 bath

After 7 months and a $475K discount, this new home has sold. 652 25th is a brand new single family home located between Ardmore and PCH. The lot was purchased in April 2017 for $1.7M.

704 Loma Sold for $2,320,000 4 bed/3.5 bath

After a year and a discount, Loma has sold.  This is one of 3 detached townhomes that are for sale. The other 2 townhomes sold (702 Loma for $2,215,000 and 700 Loma for $2,525,000), however these units are smaller and 3 bedrooms, 3.5 baths.

3435 The Strand Sold for $4,400,000 2 bed/2 bath

After 2 months and a $1.1M price chop from the asking price, this strand home has sold. 3425 The Strand was built in 1926 and is currently a duplex, however it is likely this will be turned into a newly built single-family home. The lot size is smaller than a normal Strand lot, which is common on the north end of The Strand where the street/alley and The Strand are closer together. This is a highly desirable stretch of The Strand, just south of Manhattan Beach, on the north end of Hermosa. This duplex is located a just a few properties south of the famous 90210 Strand House.
