As we roll into the fall and the beginning of September, our new inventory has picked up. We usually see activity increase after Labor Day weekend and continue over the month of September. Many sellers sit on the sidelines during the busy summer travel season and wait to list their properties when kids are back in school and buyers are back in town. This week, we have 7 new properties for sale. Our 2 One-To Watch properties this week are 1523 Manhattan Avenue and 1218 6th street. We’re keeping our eyes out to see how these properties finish up. 255 28th is a notable sale at $2,175,000. We think the buyer got a good deal on this one! There will likely be new construction coming on 28th street.

1218 6th is a brand new single family home located east of Prospect. This lot was purchased in 2016 for $1,250,000. That’s a nice spread if they get their number.

703 1st St Listed for $1,995,000 3 bed/2 bath

703 1st is part of a 2 on a lot townhome complex built in 1991. This home last sold in 2015 for $1,475,000. Below are some other recent comps.

325 Reynolds was build 2 years ago and sold for $1,725,000 after 4 months on the market.

3 weeks! 833 5th is part of a 10-unit townhome complex on the east side of PCH. This home has ocean views from the rooftop. It last sold in the height of the market in 2006 for $840,000.

1211 20th Listed for $1,295,000 3 bed/2 bath

1211 20th has gone into escrow after 3 months and after a $55K price reduction. This singe family home is 6 lots east of Prospect.

1617 Raymond Listed for $1,195,000 3 bed/2 bath

1617 Raymond is a single family home overlooking PCH that has ocean view potential. It was only on the market for 23 days before going into escrow, however there was a $304K price reduction that helped.

646 Hermosa Listed for $1,999,000 3 bed/2.5 bath

646 Hermosa is part of a 6 unit attached townhome and has nice ocean views. This home found a buyer in 2 months. It last sold in 2009 for $1,335,000 when the developer had financial issues. In my opinion, this is the best unit in the complex. It was the model unit (I spent many weekends holding it open). These units had a hard time selling due to the market at that time. Vineyard Bank(no longer in business) had the construction financing on it.

That was quick….22 days and for $1K over the asking price! 509 3rd is part of an 11-unit townhome community located on the east side of the greenbelt.  This home last sold in 2013 for $875K.

This property sold in 1 week for $31K over the asking price. 647 2nd is a 3 on a lot attached townhome near the Hermosa/Redondo border. It last sold in 2012 for $826,500.

255 28th Sold for $2,175,000 3 bed/2 bath

After almost 3 months and for $425K below the initial asking price, this one has sold.

1100 Cypress Sold for $2,450,000 3 bed/3.5 bath

This unit sold for $50K below the asking price. 1100 Cypress is a brand new 2018 built attached townhome in the sand section.The unit is part of 3 units designed by Doug Leach.

914 Prospect Sold for $990,000 2 bed/2 bath

This property sold after 11 days and for $5K below the asking price. 914 Prospect is a 2-unit duplex in east Hermosa. This home last sold in 2001 for $325,000. It appears to be selling for land value. This duplex sits a smaller lot (2598 sq. ft.).
