This is a 12-unit complex that was built in 2001. This townhome last sold in 2010 for $960K. We sold the last unit in this complex, 617 1st place in 2014 for $1,170,000. It was a larger, interior unit with 2340 sq. ft.

516 24th ST Listed for $1,399,000 2 bed/1.5 bath
This one first hit the market in June of this year for $1,559,000 and didn’t sell. It’s back on the market for $160K less. This single family home is located about 5 blocks from the beach. It sold in 2012 for $965K, however it appears there have been some upgrades since that time.

1501 Palm Listed for $3,399,000 4 bed/4.5 bath
This newly constructed townhome is back on the market. It was originally put on the market at the beginning of this year, however didn’t sell. It is located just a short stroll to the sand and has ocean views right down 15th street. The lot was purchased in 2013 for $1,725,000 prior to building the 2 current townhomes.

719 21st Listed for $2,599,000 3 bed/2.5 bath
This detached townhome was built 4 years ago and is located slightly west of PCH and has some ocean views. The property last sold when it was built in 2012 for $1,630,030. 721 21st, which is a similar unit, sold in August of this year for $2,315,000.

705 30th Listed for $1,530,000 2 bed/3 bath
This is a single-family home that has been recently remodeled. It sits west of PCH and has some ocean views. The home last sold in 1985 for $128,500.

1032 6th St Listed for $2,199,000 4 bed/3.5 bath
After 2 ½ months, this is a detached townhome located east of PCH has a buyer. The property was on the market in 2014 for $2.1M, however it didn’t sell. It looks and shows well.

501 Gentry Sold for $1,347,500 4 bed/2 bath
It only took 2 days on the market and a $51,500 trim to put this single-family deal together. It last sold in 2012 for $799K.

1500 Hermosa Ave Sold for $3,400,000 4 bed/3.5 bath
This one first hit the market in February at $3,899,000….which was a ground breaking asking price. After 2 price reductions, this townhome has sold. Although they are pushing the realm of price, you simply cannot find another product that offers what this has.

439 Palm Sold for $2,399,000 4 bed/4.5 bath
After 3 weeks, this attached townhome sold for right at asking price. It is part of a 2-unit townhome development. Its partner (438 Hermosa Avenue) sold earlier this year for $2,975,000.

617 5th Sold for $1,700,000 3 bed/4 bath
That was quick! In 6 days and with $50K above list price, this deal is done. It is located 2 properties from the greenbelt and last sold in 2012 for $1,160,000.

2046 Prospect Sold for $1,269,000 3 bed/2 bath/1 (pwd)
This one went quick and for right at the asking price. The home last sold for $764K in 2012.
