Is It The Election? 13 New Properties This Week! 7 Day Market Update – Hermosa Beach

Did somebody say where is the inventory? Is it the election, the recent debates, the small ray of light shining through the Covid storm clouds, or what? Last week we only had 1 new listing hit the market which is more in line with the past several months. All of a sudden, we have 13 new properties flooding the market in a week. Currently we have 60 total properties actively for sale citywide, and 13 new properties represents more than a 27% increase in inventory in just 7 days. OK? Either way, we are in need of some fresh inventory, so, I expect there to be a larger than normal amount of pending properties next week.

100 8th Listed for $1,995,000 2 bed/3 bath

100 8th is an attached townhome in the sand section of Hermosa. It is back on the market with a different agency after it was unable to secure a buyer. Although it is on a busy section of Hermosa Avenue, it is steps from the sand and Pier Avenue. This home last sold in 2017 for $1,750,000.

2014 The Strand Listed for $9,995,000 5 bed/4 bath

2014 The Strand last sold in 2008 for $5M.

956 14th Listed for $2,190,000 4 bed/4 bath

956 14th is a single family home east of PCH.  It sold in 2001 for $701K. 

448 28th Listed for $2,195,000 4 bed/2 bath

448 28th is a single family home in the sand section of Hermosa. It sold in December 2019 for $1,775,000.They are however, doing a massive remodel right next door to the east.

459 Longfellow Listed for $3,199,000 3 bed/3 bath

459 Longfellow is a single family home on the corner of Ingleside and Longfellow. It is a Spanish style home. It sold in 1998 for $700K, then it was completely remodeled. 

501 Herondo #72 Listed for $1,099,000 2 bed/2.5 bath

501 Herondo is a 75 unit townhome complex in between Valley and Ardmore. Unit #40 recently sold for $1,080,000 and unit #9 for $1,075,000.

1632 Raymond Listed for $3,495,000 6 bed/5.5 bath

1632 Raymond was built in 2006. This tri-level single family home is just east of PCH and has some views. It sold in 2008 for $1,975,000.

546 11th #B Listed for $1,399,000 2 bed/2.5 bath

546 11th is a 3 on a lot townhome, attached. Unit #B is the middle unit. This home was on the market last year, however after only 1 month it was taken off the market. The front unit #A sold for $1,265,00 in November 2019. 

1157 Cypress #1 Listed for $1,800,000 3 bed/2.5 bath

1157 Cypress a detached townhome just South of Pier Avenue. #1 is a front unit and it last sold in 2012 for $981K. 

434 Manhattan Ave Listed for $1,999,000 3 bed/3.5 bath

Back on the market with a different agent and brokerage! 434 Manhattan is in the sand section of Hermosa. This one was on the market in the summer, however it was taken off after 3 months. 

516 24th Listed for $2,100,000 2 bed/1.5 bath

516 24th is a single family home in the sand section of Hermosa. It sold in 2016 for $1,380,000. 

2805 Tennyson Listed for $17,250,000 6 bed/8 bath

2805 Tennyson sits on a massive 20K+ sq. foot lot. This single family home was built in 2009 and includes a pool, wine cellar and a 5 car garage. This home was on the market in 2018, however it did not sell.

On the corner of prospect and 20th place is 2030 Prospect. This corner lot has ocean views from the rooftop deck.

1018 17th Listed for $2,249,000 4 bed/3.5 bath

After 2 months and a price reduction, 1018 17th (detached townhome) is in escrow. It last sold in 2017 for $1,999,000.

723 3rd Listed for $1,195,000 2 bed/2.5 bath

723 3rd is a townhome west of PCH and after a slight price reduction is in escrow. It sold in 2019 for $1,260,000.

We knew this one would go fast…5 days and $21K over asking price. 427 Manhattan Avenue is an attached townhome in the Hermosa sand section. It sold in 2002 for $479,000.

2461 Myrtle Sold for $4,200,000 4 bed/4 bath

2461 Myrtle is a single family home built in 2004 that was remodeled in 2014. It last sold in 2014 for $3.7M.

1218 2nd Sold for $1,645,000 3 bed/2 bath

1218 2nd has been completely remodeled and was originally listed for $1,700,000. The property sold in 2018 for $1,153,000.

446 Monterey L1 Sold for $1,185,000 3 bed/2 bath

446 Monterey is a condo west facing complex on Monterey. This unit sold in 5 days for over the asking price. The last sale in this complex similar to this unit, sold for $1,080,000 toward the end of 2019. 

804 Bard Sold for $2,100,000 3 bed/2.5 bath

This detached unit was completed in 2020. There are 3 units in total.

1612 Loma Dr. #B Sold for $2,915,000 4 bed/3.5 bath

1612 Loma is one of 2 brand new detached townhomes located 4 blocks from the ocean, at the top of 16th street. It has ocean views from the rooftop deck and valley views from both the living and bedroom level. This was our sale and our clients are extremely happy.

 1536 Bonnie Brae is a single family home with an ADU. It sold in 2 weeks for $100K over asking price.

320 Prospect is a single family home in eastern Hermosa. It last sold in 2012 for $955K.
