This attached townhome is located a few properties from PCH, next to the Wave church and across from the McDonald’s. In 2013, the home sold for $1,195,000. This is a 6-unit complex. 702 11th sold in 2015 for $1,491,000.

1216 2nd Listed for $1,085,000 3 bed/2 bath

This single family home is located east of PCH and last sold for $905K in2004. It’s an older style tall & skinny located on a 2273 sq. foot lot.

437 2nd Listed for $1,225,000 4 bed/3 bath

The Pacific Villas Complex is located on the west side of the greenbelt, on Ardmore and 2nd. The complex has 64 townhomes. This attached townhome last sold in 1991 for $320K. A sale anywhere close to the asking price would represent the highest closed sale ever in the complex. We sold 245 Valley in this complex last year. Below are some other sales:

This condo is part of a 14 unit complex located just a few properties from the sand.
Unit #9 hit the market last week for $899K, however it is a 1 bed 1 bath.

160 Ardmore Listed for $1,399,00 4 bed/3.5 bath

This is a 12-unit complex located east of the greenbelt and on the Hermosa/Redondo border. This home last sold at the end of 2001 for $580K. We sold 617 1st Place in 2014 for $1,170,000.

322 Manhattan Ave Listed for $5,000,000 4 bed/4.5 bath

In 8 days, this brand new single family home with big ocean views has a buyer. The lot was purchased in 2015 for $1.3M. It is a huge # for south Hermosa. I will be watching this one. Let’s see if it sticks. It would open up a whole new price window for southern Hermosa.

3410 Hermosa Ave Listed for $4,750,000 2 bed/3 bath

This modern style home last sold in 2013 for $4,600,000. It has been on and off the market since December 2015…and after 118 days, this time it is in escrow. It’s called “the tallest home in Hermosa,” because of its unblockable ocean views.

1600 Ardmore #202 Listed for $499,000 1 bed/1 bath

This 100-unit complex is a popular location here in Hermosa Beach, however 1 bed 1 bath units are rare. The property last sold in 2013 for $315K. Below are the sales of 1 bed, 1 bath units in this complex over the last few years:

1931 Power St Listed for $4,799,000 4 bed/3.5 bath

After only 10 days, this 1999 built single family home has a buyer. The lot size is over 10,000 sq. ft. 1807 Valley Park (another large lot) down the street just went into escrow, listed at $7,995,000. I look forward to seeing where these properties land on price.

342 Gentry St. Listed for $1,389,000 3 bed/2.5 bath

That was quick, after only 8 days this one is in escrow. Gentry is a popular block lately. 342 is a single-family home built in 1964. Below are the sales from 2015-2017:

155 1st Court Listed $1,849,000 4 bed/3.5 bath

This home first hit the market last September for $1,895,000, however it didn’t sell. Now after 99 days, it has a buyer. The property is located a few blocks from the beach with ocean views from the rooftop deck. It last sold in 2007 for $1,350,000.

401 Monterey Blvd. #1 Sold for $1,215,000 2 bed/2.5 bath

That was quick! After 2 days on the market and less then 30 days in escrow, it closed for $66K above the asking price. This attached townhome is west of South Park and has some ocean views. It is part of 3 attached townhomes. This property last sold in 1992 for $374K.

118 Meyer St Sold for $2,037,500 4 bed/4 bath

After 2 months and a $162,500 reduction from the list price, the books have closed on this one. It is a detached townhome that was built 2 years ago and then sold at that time for $1,775,000. It is located east of PCH, close to the Hermosa/Redondo Border.
