There are currently 49 properties for sale in Hermosa Beach. 27 of them have hit the market since the beginning of the year, with the other lingering from 2017 (2 lingering from 2016; 670 Longfellow tracking 648 day on market and 1955 Monterey with 547 days). 10 Properties have gone into escrow since January 1st. Hermosa had 206 closed sales last year (approx. 17 per month). Starting out a half way through a typically slower month with 10 closed sales seems very positive.

58 The Strand Listed for $10,900,000 4 bed/4.5 bath

58 The Strand was listed last year in the summer for the same list price and after 26 days, it was taken off the market. 2018 is a new market and with the same list price. I am curious to see where this one will land.
This lot was purchased in 2016 for $5,200,000.

945 1st Listed for $1,050,000 2 bed/2.5 bath

945 1st is part of a 4 on a lot townhome complex. This unit has panoramic ocean views. It last sold in 2016 for $917,500.

632 9th Listed for $1,749,000 4 bed/3.5 bath

632 9th is an attached 3 on a lot townhome located 4 houses east of Ardmore and the Greenbelt. This home was on the market briefly last year before it put on hold over the holidays. It last sold in 2011 for $1,080,000. There are 21 townhomes actively for sale in Hermosa, and 15 of them are new construction or built within the last 2 years.

1222 11th St Listed for $1,289,000 2 bed/2 bath

1222 11th is located east of prospect on the Hermosa Redondo border. This home recently sold in 2016 for $1,125,000.

1240 21st Listed for $1,279,000 2 bed/1 bath

1240 21st is a single family home built in the 1951. A buyer will most likely purchase this one for the dirt.

438 Hermosa Ave Listed for $3,198,888 4 bed/3.5 bath

438 Hermosa was built in 2015 and sold a year later for $2,975,000. This home has ocean views and a sand peak down the 5th walk street. Apparently the sellers purchased it as a vacation home and only used it a total of 28 days.

1600 Ardmore Listed for $620,000 2 bed/1 bath

1600 Ardmore is a 100 unit complex on the east side of the greenbelt. Unit #105 sold for $665,000 in October of last year.

1707 PCH #303 Listed for $479,000 1 bed/1 bath

1707 PCH is a 72 unit complex on the west side of PCH. Some of the units have ocean view peaks. Unit#303 does not appear to have any views, however it is priced well. There are 2 other 1 bed 1 bath units that sold in January for $485K and $489K.

714 10th Listed for $1,799,000 4 bed/3.5 bath

714 10th is a detached townhouse between Ardmore and PCH. It has a rooftop deck and some ocean views.

1619 Golden Av Listed for $2,799,000 4 bed/4.5 bath

That was quick…1619 Golden is in escrow after 5 days. This is one of 2 brand new detached townhomes that hit the market last week.

501 Herondo #35 Listed for $1,029,000 3 bed/2.5 bath

After 7 days, this one is in escrow. 501 Herondo is part of a 75-unit complex. Currently unit #14 is in escrow with an asking price of $950K, however it is a 2/2.5. Unit #35 last sold in 2010 for $630,000.

1865 Hillcrest Listed for $1,450,000 2 bed/1 bath

It took just over a month for this property to sell. This home has some ocean views to the west. There have been 3 other sales on this street in the last year and a half (2016+, see below). I’m curious to see where this one lands.
