Happy St. Patrick’s Day!
Well…we haven’t seen a flood of inventory so far this year. We have 41 properties currently for sale here in Hermosa Beach and 12 pending under contract. The number of closings is down about 25-30% this year so far compared to last year (Jan. 1-March 15th; 2016-38, 2017-29). This is good for the sellers that are raising their hand and slightly challenging for the buyers looking to call Hermosa home. With nearly 6500 residences in Hermosa(and close to 20,000 residents), 41 active listings equals about .6 of 1 percent of the potential market currently for sale. This home sits on an over 20K sq foot lot, with big ocean views off in the distance and an in ground swimming pool. There are very few properties with that size lot this close to the beach. This pocket is the Beverly Hills of Hermosa Beach. 2805 Tennyson last sold in 2009 for $5M. The largest Hermosa sale was 1942 The Strand for $15,000,000 (it was a double lot that has since been torn down).

This single family home is located east of PCH. It will likely be sold for the land itself (3960 sq. foot lot). This bungalow last sold in 1987 for $185K.

This home quickly went into escrow after only 5 days on the market. This condo is part of a 100-unit complex located on the west side of PCH facing the greenbelt. #319 last sold in 2008 for $430K.

3 days! This single family home is a great little beach bungalow cottage just south of Artesia and west of Redondo. It last sold in 2000 for $369K.

609 Longfellow Listed for $2,495,000 4 bed/3.5 bath

This unit is on the Longfellow side of the 610 Boundary detached townhomes. They all have a similar layout, 4 beds & 3.5 baths and a similar price tag.

1040 8th St Listed for $1,995,000 4 bed/3.5 bath

This detached townhome was built in 2000 and has some ocean views off in the distance. It last sold in 2013 for $1,460,000.

160 Hermosa Ave Listed for $1,350,000 2 bed/2 bath

After a $45K price drop and less then a month on the market, this one is in escrow. 160 Hermosa Avenue is located in a 5-unit complex a few steps from the sand. It last sold in 2007 for $908K. The most recent sale in this complex was 164 Hermosa Ave in 2012, for $700K.

322 Manhattan Ave Sold for $4,800,000 4 bed/4.5 bath

THAT’S A HUGE # for south Hermosa. This brand new single family home with big ocean views has a new owner. The lot was purchased in 2015 for $1.3M. This is one happy seller!!!!
