Is this the calm before the storm? The market is usually calmer in late August prior to the fall selling season. Buyers that need to have their kids in the Hermosa school system by fall are more than likely in escrow or have closed on a property. Many of the other buyers and their respective agents take last minute summer vacations before school is back in session. A lot of sellers wait until after Labor Day to put their property on the market and buyers tend to sharpen their focus after the holiday. As a result, September and October are usually busy months for the South Bay and more specifically, Hermosa Real Estate market. Lets see, however I am seeing a lot of properties being posted off-market and/or coming soon through my local network groups. I expect activity to pick up significantly by mid-September.

In 5 days, this one is in escrow. 1600 Ardmore pops up on our radar often…about once every other month. This year, we have seen 4 sales in the complex. Last year, there were a total of 8.

1246 19th Listed for $1,485,000 3 bed/2.5 bath

It took about a month and a slight price reduction, however this one has a buyer. 1246 19th has city views and is located a few homes west of the north Redondo border. It is a tall-skinny home on 2490 sq. foot lot and last sold in 2013 for $899K. Similar tall skinnies in the neighboring section of Redondo (Golden Hills), just to the east, are selling around $575 per sq. foot. This one is priced at $730 per sq. foot, however it is located in Hermosa Beach, not Redondo.

516 3rd Listed for $2,750,000 4 bed/3 bath

In only 3 weeks, this home found a buyer. 516 3rd is a single family home located by the Greenbelt and South Park on a quiet street, where 3rd street dead ends into the greenbelt. It has a rooftop deck and a recording studio. This home last sold in 1997 for $335K.

1720 Ardmore #325 Listed for $629,000 1 bed/1 bath

1720 Ardmore is 71 unit complex located on the east side of the greenbelt. There have only been other 2 sales this year in the complex. Both were 2 bedrooms units (#227 for $675,000 and #324 sold for $685,000).

2412 Park Av Sold for $2,850,000 3 bed/2.5 bath

6 days and $355K above asking price….big #’s! 2412 Park is a single family home a few blocks to the sand with nice ocean views. It sits in a nice northern Hermosa neighborhood.

805 Bard Sold for $1,325,000 2 bed/3.5 bath

We’re not surprised this one went in 4 days and for $150K above the asking price. It is a 3 on a lot attached townhouse located a few blocs from the beach and close to the greenbelt. This home last sold in 2001 for $566K. This block of Bard dead ends into Clark field, so the traffic is light. There are a mix of older duplexes and townhomes on this street, which may have been a negative to some. Not this buyer!

1563 Golden Sold for $1,750,000 3 bed/2 bath

Another home priced sell! This one sold in 6 days and for $100K over the asking price. 1563 Golden is a great little beach cottage tucked away in the Hermosa hillside. This property last sold in 2013 for $1,400,000.

1109 Valley Dr #1 Sold for $1,150,000 2 bed/2.5 bath

1109 Valley took over 2 months to find a buyer, however it sold for list price. This unit is part of three other townhomes in the complex and last sold in 2014 for $985K. 1107 Valley (similar unit) sold last year for $1,200,000.

1530 Manhattan Sold for $4,150,000 4 bed/3.5 bath

In 3 weeks and for $149K below the asking price…this home has sold. 1530 Manhattan is a brand new construction with ocean, pier and water views. 2 blocks west takes you to the beach and 2 blocks south, to Pier Avenue. The lot was purchased in 2014 for $1,325,000. That’s a nice spread for the developer.

1712 Prospect Sold for $2,115,000 6 bed/3.5 bath

1712 Prospect is a single family home located 2 houses south of Hermosa View School. This home sold for 85K below the initial asking price.

1830 The Strand Sold for $6,581,250 6 bed/4 bath

1830 The Strand sold for $300K below the adjusted asking price after several listing attempts. It first hit the market in May 2016 for $7,999,000…then again in November, however it didn’t sell. Now the intersection of price and willing buyer have met.
