501 Herondo St #49 Listed for $995,000 2 bed/2.5 bath

This 75 unit complex is located on the Redondo/Hermosa border. Last year this building had 6 sales (see below). This unit last sold in 2012 for $655K.

613 Longfellow $2,495,000 4 bed/3.5 bath

That was quick!. This is a brand new townhome (1 of 6) built on Longfellow, slightly east of Ardmore. They have been under construction for quit some time. I look forward to seeing what the other units sell for.

839 6th St #4 Listed for $769,900 2 bed/2.5 bath

2 weeks…and this unit is in escrow. It is located in a small 7-unit complex a few properties east of PCH. Last year, unit #7 sold for $790K.

447 Herondo #105 Sold for $818,000 2 bed/2 bath

It took about 4 months and a $31K price break to get this one sold. It’s located in a 30-unit complex located on Herondo, which is the borderline for Hermosa and South Redondo. This property last sold in 2003 for $535,000.

1706 Manhattan Av Sold for $2,550,000 2 bed/1 bath

This single family home was built in the 20’s and is 2 blocks from the beach. Not surprised that this property went quick and for $51K above asking price. This one is a complete tear down and was sold to a developer that will be building 2 townhomes.
There was a lot of chatter about this sale and the other potential development property that just sold across the street for $3,250,000…1703 Manhattan Ave.
2094 Manhattan, which is only a few short blocks to the north, sold for $2.4M in May 2016. It’s a 50 X 75 foot lot.

164 Ardmore Sold for $1,255,000 4 bed/3 bath

It took a little over a month, and 94K price chop…and its sold. It’s part of a 12-unit complex that was built in 2001. This townhome last sold in 2010 for $960K. We sold the last unit in this complex, 617 1st place in 2014 for $1,170,000. It was a larger, interior unit with 2340 sq. ft. We think the buyer received a good deal on this one.

1865 Prospect Sold for $1,625,000 4 bed/3 bath

Sold for $40K below initial asking price. This single family home is located east of PCH. This is the first time it’s been on the market since it was purchased in 1973…for $23,500.

517 Hermosa Ave Sold $2,300,000 3 bed/3.5 bath

After 6 months and almost $300K off the original asking price, this property has sold. It is a single family home just a few steps from the beach with ocean views from the roof top deck. This home last sold in 2010 for $1.5M.
