This single family home was recently constructed. This lot/unit/land last sold in 1976 for $44K. I have been fortunate enough to walk this property prior to hitting the market. It is a stunning home and I think it will sell quickly. Yes, it’s right off of Prospect and at the top of the hill, however for this house, that is a benefit. The views stretch from Malibu to Catalina and all the way east to downtown Los Angeles because it is perched at the top of the crest. You can’t go any higher, hence the great views.

825 Cypress Listed for $2,490,000 5 bed/5 bath
This Duplex is located just west of Valley and is split into 2 townhouse style units. The front is a 3 bed, 2 bath and the rear 2 bed, 2 bath. This property last sold in 2014 for $1,550,000. That is a price huge increase in 1 calendar year.


244 Longfellow Ave Listed for $2,495,000 6 bed/3 bath
It took only 11 days to find a buyer. This duplex just a block from the beach is currently tenant occupied. It is rumored to have sold close to the list price. The property next door is in escrow (smaller unit, same lot size) for $1.6M

706 2nd St Listed for $1,799,000 4 bed/3.5 bath
This one was in escrow back in May of this year and after 2 weeks it fell out. However, after 2 price drops and over 6 months on the market, it has another buyer. This detached townhome was originally listed for $788 per sq. ft. Similar townhomes 633 and 635 5th street (2014 built) sold last year in the $580 sq. ft. price point, for $1,575,000 and $1,600,000. The 5th street properties were over 200 sq. ft. larger and priced almost $400K less.

246 30th St Sold for $2,350,000 1 bed/1 bath
Sold for $149K below original asking price. This one took a while to find a buyer…over 3 months. It just sold last year for $2.2M. The lot has great potential for a new construction build with huge ocean views. It is an R2 zoned lot (30 ft. building height limit), which allows for more sq. footage than an R1 build (25 ft.).
