It looks like this one sold last summer off-market for $1,325,000 and now it’s back on the market. It’s priced at just under $1000 per sq. foot. With inventory as low as it is, this 2 on a lot attached townhome will likely sell.

836 Beach Drive Listed for $5,199,000 5 bed/3.5 bath
Beach Drive last sold for a cool $3M just 3 years ago. This house, featured on Bravo’s “Million Dollar Listing,” has high-end finishes, ocean views and id located 1 house and 50 feet from the sand. It’s listed for $1345 per sq. foot. Are we there yet…nothing surprises me in this market?

1250 7th St Listed for $1,349,000 3 bed/2.5 bath

This is a charming cottage in the Hermosa Hill Section about 10 properties west of Redondo. It last sold in 2010 for $1,100,000.

1126 1st St. Listed for $1,025,000 3 bed/2.5 bath
This home may not look as pretty on the outside, however, it has upgraded bathrooms and an upgraded kitchen inside. Although it’s located on the southeastern edge of Hermosa, the price point will be attractive to buyers. It last sold in 1992 for $315,000 and only $182.08 per sq. ft. Oh…how times change!

732 24th St. Listed for $1,449,000 3 bed/2.5 bath
This one last sold in 2007 for $1,164,000. After 8 short days on the market, this one has a new buyer in line. Priced at under $700, west of Valley Drive with ocean views…it’s not surprising.

2411 Prospect Ave #215 Listed for $365,000 1 bed/1 bath
#215 is the 3rd unit in this complex to go into escrow this year and the 8th unit to sell since the beginning of 2014.

Even though this home is located on a busy part of Prospect, the price was attractive enough to procure a new buyer within 10 days on the market.

123 29th St Listed for $4,199,000 5 bed/5 bath
This one is located 1-block from the water on the corner of Palm and 29th It sits in a highly desirable north Hermosa area. It last traded for $3,700,000 in January of 2008. After 112 days on the market, they have landed a deal.

596 1st St Listed for $1,299,000 3 bed/3.5 bath
596 1st is part of a 4-unit townhome complex. It was on the market for 30 days in 2009, listed at $999K and didn’t sell. That was a challenging market. The current owners paid $1,325,000 in August of 2008. After 75 days on and off the market, it is in escrow.

1600 Ardmore Ave #410 Listed for $799,000 2 bed/2 bath
After just 14 days, an offer was accepted on this condo. If it closes any where near the list price, it will be the highest price ever in this complex.

Contemporary and sophisticated with a style and functional desig
The first time this rear 2-on-a-lot, 2007 built home sold was in 2008, for $1,800,000. The front unit sold last year for $2,312,500. After only 14 days on the market, a new buyer has stepped to the plate.

13 days and its in escrow! This 11-unit condo built in 1990 doesn’t see much action. Only 3 other units have sold since 2003. The last sale was in 2012 unit #3 for $742,000. #7 last sold in 2003 for $585,000.

1733 Prospect Ave Sold for $1,450,000 3 bed/3 bath
This one went relatively quickly. 1733 Prospect is deceiving from the street. It’s a nicely remodeled property with ocean peekaboo views. It sold last year (July 2013) for $1,300,000 after 265 days on the market. This time it took 65 days.

Listed for $799,000 Sold for $760,000… Here is your cute Hermosa cottage. It sits on a 2490 sq. ft. lot in the Hermosa Hill Section, close to Aviation. This is an entry level home here in Hermosa.
