842 8th St Listed for $1,775,000 4 bed/3.5 bath 
This property last sold in 2004 for $1,239,000. This home was built in 2001 and has ocean views and shows nicely. My guess is that it will sell on the sooner side.

212 The Strand Listed for $5,500,000 6 bed/5 bath
This is a 2374 sq. ft. lot on the south end of HB.
136 The Strand, a similar lot sold for $3,950,00 in 2012 and 412 The Strand sold for $4,250,000 in early 2013.

1460 Bayview Dr. Sold for $2,225,000 7 bed/6 bath
This property came out listed at $2,599,000. It was a 2 unit “AS IS’” probate sale. The owners started building 2 single-family homes and construction stopped mid way through. It’s a great location.

815 Cypress Ave Sold for $1,570,000 5 bed/4 bath
This property last sold for $1,450,000 in 2011 when it was on the market for 292 days. This time, the list price started at $1,675,000…and after 217 days on the market, it sold for $1,570,000.

1946 Ava Ave Sold for $1,400,000 2 bed/2 bath
This home last sold for $600,000 in 2011…yes that’s $600K (a steal). The owners completely remodeled the entire home (they did a nice job) and put it on the market last year for $1,499,000.

430 Manhattan Ave Sold for $1,640,000 3 bed/3 bath
This one sold for a big #. There are a few recent comps that sold last year:

This spacious home has a roof top deck with 360-degree views spanning from PV to Malibu to Downtown LA and the mountains. It last traded in 2009 for $1,325,000 after 102 days on market.

1509 Monterey Blvd. Sold for $1,725,000 4 bed/2 bath
This one came on the market listed at $1,679,000 and sold for $46K over asking….not uncommon in this market. It was all about location on this one.
