This one last traded for $2,325,000 in 2007. It’s currently priced at approx. $875 a sq. ft. and it went into escrow relatively quickly. 1601 Loma is a larger townhome with 3200 sq. ft. There is another townhome, 1517 Loma (new construction) about 100 feet away, that recently broke new ground by selling for close to $1000 per sq. ft.

This one sold quickly for $26K over the $1,299,000 asking price.

This pocket west of Valley Ave. has been on fire in 2014. 555 21st, a 4458 sq. ft. home on a 15,709 lot sold for $4,400,000 in May of this year and 1928 Valley Park (right around the corner) on a 6398 sq. ft. lot recently sold for $1,901,000 ($152,000 over the asking price). 1724 Valley Park, 2 blocks away (right next to Valley School) is currently listed for sale at $1,595,000 (28 days) after a $194K price reduction.
