The list price peaked at $7,999,000 before gliding into the currently list price of $5,999,000.

This fixer just hit the market. It is essentially a tall/skinny on a 25 X 108 ft. lot. The views are likely impressive from this part of the hill between Ardmore and PCH in the Hermosa Valley section.

This is a lot of home for the money. Even though it is west of PCH, this home offers stunning ocean/sunset views from PV to Malibu. It was in escrow, fell out and now it’s back in. There are a few other comparable properties this year on Ocean View.

63 18th St Listed for $3,300,000 4 bed/3bath

63 18th sold OFF-Market this year (April 8th) for $2,799,000. The new owners marked it up $500K and put it back on the market. It went into escrow quickly…nice profit. There are less than 100 single-family homes on the walk streets north of Pier Avenue and west of Hermosa Avenue. The demand is high and the supply is low.

Here is another groundbreaking sale. They started with a list price of $1,499,000 and closed for $1,312,500 ($880 sq. ft.) Rumor has it that it sold to an NBA basketball player and a 6-month lease back to the sellers was part of the deal. It’s located a ½ block west of Valley Park, right next to North school. The roof top deck has stunning 360 views of the ocean and Hermosa Valley.

Mid Century Modern Panoramic Ocean View Home on a Quiet Cul-De-S
This home likely sold to a cash buyer. It was midway through a remodel when they stopped and put it on the market. With the amount of unfinished work, most banks wont lend on it. Another property a few doors down on Hermosa View (2917 Hermosa View), sold earlier this year for $1,855,000. The buyers that purchased that one are remodeling the entire home down to the studs.
