7 Day Market Update- Hermosa Beach

The Hermosa market has picked up a bit this week with 7 new active listings. 2 of the new listings are located at the Beach House (96 Units), which is located on the Strand just north of Pier Avenue. Another is 1530 Manhattan Ave. (3 bedroom, 2 bath, 1390 sq. ft. Single Family on a 2003 sq. ft. lot) which just fell out of escrow after going pending within 2 weeks of coming to the market. 2909 Hermosa View, listed at $1,875,000 is worth mentioning. This home is a partially remodeled fixer located on a great street. It’s neighbor a few doors down at 2917 just closed for $1,855,000 and is in the middle of a total remodel. 446 Bayview Dr. Sold for $1,450,000                                                       3 Bed / 3.5 Bath
The 3rd times a charm! 446 Bayview has been listed 3 times over the last few years. It came out in April of this year at $1,700,000 with a different agent. After showing the tenant occupied property for a month, the owners took it off the market. A few months later in early July, they brought it out with a different agent at $1,695,000. After 1.5 months and a heavy price drop, it closed at a $1,450,000 sale price. I think those buyers will be happy.

This property was sold OFF-Market prior to being listed on the multiple listing service. It was likely sold for the dirt since the lot is almost 4300 and the home is a 2 bedroom, 1 bath cottage. It’s hard to come by a lot in Hermosa for $203 per dirt sq. ft. Close to 25-30% of the property this year has been sold off-market, many of them for land value.

1512 Manhattan Ave Sold for $2,099,000                                                   3 Bed / 2.5 Bath
This one sold quickly. At $2,099,000 this townhome is breaking new ground. There have been 7 townhomes sales this year on Manhattan Ave. ranging from $765,000-$1,580,000., yet each of these units were smaller than 1512 Manhattan Ave. This property showed well, it’s on a good section of Manhattan Ave., it has some ocean views and offers what many buyers are looking for….hence sold in 2 weeks at full asking price.
