This 71-unit complex sits west of PCH along the greenbelt trail. Last year, 3 of these units sold. One of them was a 2 bed, 2 bath unit (#124) that sold for $576,500. However, this unit is on the top floor with peek a boo views. It last sold in 2013 for $484,000.

733 Beach Drive Listed for $5,199,000 4 bed/3.5 bath
This single family home is one house in from the strand. It has ocean views down the walkstreet to the sand and ocean. This home last sold in 2008 for $4,375,000.

940 15th St Listed for $1,550,000 3 bed/3 bath
This is a single-family home on a lot that is zoned R2, which may allow you to build 2 units on one lot.

1600 Ardmore #130 Listed for $599,000 2 bed/2 bath
This 100-unit complex is just west of PCH along the greenbelt. #130 last sold in 2012 for $469,000. There is currently one other active unit for sale in this complex (unit # 128), a 2 bed, 2 bath that has been on the market for about 2 months.
This complex had 6 sales last year, 4 of them were the 2 bed 2 bath units see below:

That was quick, in just 1 week and this one and this detached townhome located east of PCH has a buyer. This property was last sold in 2012 for $622,500.

702 10th St Listed for $1,799,000 4 bed/3.5 bath
That was fast…it was only on the market for 5 days. This detached townhouse just west of PCH last sold in 2008 for $1,249,000. Even though this property has more sq. footage and is located on a street close to downtown, it’s price rivals some of the new construction units that have sold this year.

After 106 days on market, this one closed for 24k below asking. This property was on the market last year for just over a month priced at $830K, but didn’t sell. It sits on a 973 sq. ft. undersized half-lot that last sold in 2012 for $660K.

123 34th St Sold for $2,600,000 5 bed/3 bath
SOLD for $300K under the original list price! This is a 5-bedroom duplex located on a 2554 sq. ft. lot, four properties from the sand. Judging from the price of dirt in this neighborhood, the buyer may have made a good purchase.
