2324An old timer looking for some TLC? This SFR with a lot size of 2453 sq. feet and a north Hermosa location ½ block to the sand, is set to woo someone looking to build. As a lot sale, this one is priced at over $1200 per dirt sq. foot. 2462 Hermosa ave. 1-block north is currently in escrow. It’s a 3104 sq. foot lot priced at $3,750,000, just above $1200 per dirt sq. foot. Last year, 2056 Hermosa Avenue sold for $2,615,000 or $972 per dirt sq. foot. Recently, 2 newly constructed homes on the 2400 block sold for $4.5M and $4.8M. Do the math on what it costs to build and you can deduce why buyers are paying this much for the dirt.

826 18th St Listed for $929,000 2 bed/1 bath
826Another builders dream with a lot size of 5528 sq. feet, this single family is located just east of PCH. A new build could potentially have ocean views. Currently, it’s list price equals $168 per dirt sq. foot.

1707 Pacific Coast Hwy #125 Listed for $559,000 2 bed/2 bath
Front EntranceThe units in this 73-unit building surprisingly don’t come up for sale very often. An average of 3 per year have sold in the past 5 years. This unit last sold in 2003 for $370,000.

160 Monterey Blvd Listed for $1,499.000 3 bed/2.5 bath
160This property was built last year and sold toward the end of the year for $1,230,000.
Now it’s back up for almost $270,000 more. That’s a solid 6-month appreciation.

2464 Hermosa Ave Listed for $3,750,000 4 bed/3 bath
2464It only took 4 days to go into escrow. This beauty is being sold for the lot location, which is just a skip away from the beach. No wonder it went quick, it is the first time it’s been on the market since 1957. $1200 per dirt sq. foot seems to be the new norm for the premium Hermosa Avenue lots.

709 3rd St Listed for $845,000 2 bed/2 bath
709Another property sold in just 4 days! This 1300 sq. ft. townhouse just 3 lots west of PCH, is in escrow. It last sold in 2011 for $705,000.

1126 1st St Listed for $1,025,000 3 bed/2.5 bath
1126This home may not look as pretty on the outside, however, it has upgraded bathrooms and an upgraded kitchen inside. Although it’s located on the southeastern edge of Hermosa, the price point was attractive. It last sold in 1992 for $315,000…only $182.08 per sq. ft. Oh, how times change!

132 Neptune Ave Listed for $2,350,000 4 bed/2 bath
132 Neptune Ave, HB - Tuscan beach charmer offers sand, strand aThis property recently sold in 2013 for $1,599,000. The slightly larger home and lot (1542 sq.ft. home/1510 lot) next door is currently in escrow. They hit the market at $2,250,000. However, we’ve heard that it had multiple offers, well over the asking price.
