2222 Monterey Blvd Listed for $6,899,000 4 bed/5.5 bath
This might be the best lot on the entire street of Monterey. It’s located on the bend heading down toward Manhattan Avenue and the water. It’s an oversized double lot (5491 sq. ft.) with a huge house (4793 sq. ft.) that has ocean views right down the street to the sand and open ocean. This property last sold in 1997 for $599,000, obviously before the new construction build in 2004. This Michael Lee designed home is a favorite of mine.

915 3rd St Listed for $1,099,000 3 bed/2.5 bath
This home sold just 2 years ago for $825,000. With some updates and an ocean view, this single family just east of PCH, is back on the market.

88 18th St Listed for $3,300,000 4 bed/2 bath
Located on one of the best walk streets in all of Hermosa, this duplex is factoring in location and proximity to the water in order to justify the price. It’s a big number…however supply and demand suggests that there are a lot of buyers for this type of location. These rarely come up for sale. It should sell.

2618 Manhattan Ave Listed for $4,899,000 5 bed/4 bath/3 (powders)
This is a brand new single family home with 4660 sq ft., designed by Pritzkat & Johnson and built by Titan construction. It’s a case of a great house in a so-so location, right across from the Fed-Ex store and 1 house away from the 5-point intersection. The dirt sold for $1,980,000 in January of 2014.

427 2nd St Listed for $989,000 3 bed/2.5 bath
It last sold in 2005 for $820,000. The Mooring is a townhouse complex located just west of Valley Dr. and has 64 units. There have been several sales in this complex over the last year.

526 8th St Listed for $1,395,000 3 bed/2 bath
This one last sold in 2002 for $595,000. It came on the market in 2009 for $959,000 but didn’t sell and now it’s back.

336 34th St Listed for $1,495,000 3 bed/2 bath
This is a trust sale and the previous owner peacefully passed in the property. It’s located right on the northern edge of Hermosa and MB. This one should sell quickly based on it’s price and location.

714 Longfellow Ave Listed for $1,300,000 3 bed/2.5 bath
It last sold in $320,000. It was on the market in 2006 for $1,150,000 but was canceled after just 14 days. Now back on the market and listed for $1.3M

1503 Monterey Listed for $2,349,000 4 bed/3 bath
1503 Monterey is one of 2 newly constructed, modern style townhomes. It’s pushing the price ceiling up to almost $1200 per s. ft.?

516 Prospect Ave Listed for $1,549,000 3 bed/3 bath
This one last sold in 2004 for $1,199,000 has panoramic ocean views and a roof top deck. They maximized the 2593 sq. ft. lot with a 3136 sq. ft. home.

1427 Monterey Blvd Listed for $1,999,000 3 bed/4 bath
This townhouse last sold in 2008 for $1,765,000. It’s located close to Pier Avenue, restaurants and cafes. After just 9 short days, this one has a buyer.

718 1st Place Listed for $1,375,000 4 bed/4 bath
This detached townhome is just west of PCH and has ocean views. It last sold 10 years ago for $1,235,000. It was only on the market for a week before finding a buyer.

This property sold OFF-MARKET (our listing). It is a beautiful single-family home on an oversized half-lot, 2 blocks from the water. It was designed by Michael Lee and built by Steve Lazar. Close to 20-25% of the properties in the beach cities are selling off market. This happens when inventory is low and buyers are willing to pay a premium for a home before it hits the market.

909 3rd St Listed for $750,000 1 bed/1 bath
This one went into escrow in March, but fell out. Now it’s back in escrow. It last sold in 1998 for $188,000. It hit the market 10 years later in 2008 but didn’t sell for a $639,000 price tag. It took 77 days to go into escrow this time.

932 17th St Listed for $1,329,000 3 bed/3 bath
Ocean Views await you!
12 Days on the market and its in escrow. This one last sold in 2010 for $985,000. It’s an attached 2 on the lot, rear unit with ocean views, just east of PCH.

332 Ocean View $1,535,000 4 bed/3 bath 2446 sq. ft. 2014 built

703 1st St Listed for $1,499,000 3 bed/3 bath
It took just over a month, but this one found a buyer. This property sold in 2011 for $1,235,000 then $1,305,000 in 2012. The current price seems to be in line with the pace of the market from 2012 to 2015…however the inventory is much lower now and moving much faster. After 43 days on market…it’s in escrow.

909 Owosso Listed for $1,699,000 4 bed/4 bath
This one was on the market in March of this year for $1,850,000, but didn’t sell. After a major price reduction to $1,699,000 it took only 9 days to find a buyer.
This property last sold for $950,000 in 2003.

Sold for $1000 over asking after 8 short days on the market. This one last sold in 2007 for $1,164,000. Obviously the price was right for this one.
