This brand new construction was sold last year over the summer and went from a 1 bed, 1 bath, and 652 sq ft single-family tear down to a newly constructed 4 bedroom 3 1/2 baths with 2600 sq feet. What a great upgrade for this lot. The dirt was sold for $699,000. It sounds like a pretty good mark up ($1,400,000 minus the cost to build 2600 sq. ft.).

This came on the market in March for $1,850,000 but after 65 days it couldn’t sell. Now it’s on the market for $151K less. Let’s see if this price lands a buyer.

This single family home was listed earlier this year for $1,548,000, but after 4 ½ months it was unable to secure a buyer. It’s back on the market for $49K less. This house last sold in 1989 for $370,000. Even with the reduction, it seems rich at $1365 per sq. ft. for property on a busy street, 4 ½ blocks east of the water.

After being on the market for 133 days, this one has found a buyer. This home has ocean views and is just a one lot in from The Strand. It last sold in 1996 for $750,000.
It was on the market for 133 days and it looks like the property needs a fair amount of work. I’m curious to see the final # on this one.

Just under a month on the market and its in escrow. 831 6th is a 6-unit condo complex located just east of PCH. #2 is a bank owned unit that was recently foreclosed on. It last sold in 2006 for $635K.
The most recent sale in this complex was unit #5, which has the same specs as #2 and sold for $600,500 in January of 2014. However, it was on the market for 175 days.

This one sold right on the money for $1,799,000. It sold last summer off-market to the tenant for $1,325,000 and now it’s sold again. Priced at just under $1000 per sq. foot, this one sold quickly.
