This one last sold in 2010 for $985,000. It’s an attached 2 on the lot rear unit with ocean views, just east of PCH.

332 Ocean View $1,535,000 4 bed/3 bath 2446 sq. ft. 2014 built

2035 Prospect Ave Listed for $2,099,999 4 bed/3.5 bath
This brand new construction was sold last year over the summer and went from a 1 bed, 1 bath, and 652 sq ft single-family tear down to a newly constructed 4 bedroom 3 1/2 baths with 2600 sq feet. What a great upgrade for this lot. The dirt was sold for $699,000. It sounds like a pretty good mark up ($1,400,000 minus the cost to build 2600 sq. ft.).

909 Owosso Listed for $1,699,000 4 bed/4 bath
This came on the market in March for $1,850,000 but after 65 days it couldn’t sell. Now it’s on the market for $151K less. Let’s see if this price lands a buyer.
Last sold in 2003 for $950,000

422 8th St Listed for $1,499,000 2 bed/2 bath
This single family home was listed earlier this year for $1,548,000, but after 4 ½ months it was unable to secure a buyer. It’s back on the market for $49K less. This house last sold in 1989 for $370,000. Even with the reduction, it seems rich at $1365 per sq. ft. for property on a busy street, 4 ½ blocks east of the water.

1427 Monterey Blvd Listed for $1,999,000 3 bed/4 bath
This 2 on a lot townhouse has great ocean views and last sold in 2008 for $1,765,000. With those views, I wouldn’t be surprised to see this one sell quickly.

19 21st St Listed for $4,800,000 5 bed/6 bath
After being on the market for 133 days, this one has found a buyer. This home has ocean views and is just a one lot in from The Strand. It last sold in 1996 for $750,000.
It was on the market for 133 days and it looks like the property needs a fair amount of work. I’m curious to see the final # on this one.

446 Monterey Blvd #3F Listed for $975,000 3 bed/2 bath
In 14 days this one found a buyer. This is a 34-unit condo complex that last sold in 2011 for $700,000.
There were no sales last year (2014) in this complex and only 2 in 2013:
#2C Sold for $660,00 2 bed/2 bath 1133 sq. ft.
#1J Sold for $703,000 3 bed 2 bath 1331 sq. ft.

831 6th St #2 Listed for $629,000 2 bed/1.5 bath
Just under a month on the market and its in escrow. 831 6th is a 6-unit condo complex located just east of PCH. #2 is a bank owned unit that was recently foreclosed on. It last sold in 2006 for $635K.
The most recent sale in this complex was unit #5, which has the same specs as #2 and sold for $600,500 in January of 2014. However, it was on the market for 175 days.

1707 PCH #125 Listed for $550,000 2 bed/2 bath

This one was in escrow, then it fell out, and now it’s back in escrow with a different buyer.
This unit last sold in 2003 for $370,000.
Unit #304 went into escrow about 2 weeks ago.

123 29th St. Sold for $4,085,000 5 bed/5 bath
Sold for $114K under list price…this one is gone! It’s located 1-block from the water on the corner of Palm and 29th. It sits in a highly desirable north Hermosa area and last traded for $3,700,000 in January of 2008. After 112 days on the market, they closed this one.

819 Monterey Blvd Sold for $1,799,000 3 bed/2.5 bath
This one sold right on the money for $1,799,000. It sold last summer off-market to the tenant for $1,325,000 and now it’s sold again. Priced at just under $1000 per sq. foot, this one sold quickly.

2411 Prospect Ave #307 Sold for $479,000 2 bed/2 bath
#307 sold at full list price for $479K. #210, a 1-bedroom/1-bath unit is currently sold for $410,000, however it is 279 less sq ft then #307 and has one less bedroom.

1600 Ardmore Ave #410 Sold for $775,000 2 bed/2 bath
Sold just below list price, which was $799K, making this the highest sale ever in this complex.

2232 Hermosa Ave Sold for $3,750,000 4 bed/4.5 bath
This single-family home with ocean views sold off market.
The last sale for this home was in 2006 for $3,350,000. It seems like
quite a deal considering what the price of Hermosa Avenue dirt and new construction has been going for.

2411 Prospect Ave #215 Sold for $372,000 1 bed/1 bath
Sold for just $7K over asking, #215 is the 3rd unit in this complex to go into escrow this year and the 8th unit to sell since the beginning of 2014.

Sold for just $25K under asking price. This condo in an 11-unit complex built in 1990 doesn’t see much action. Only 3 other units have sold since 2003. The last sale was in 2012 unit #3 for $742,000. #7 last sold in 2003 for $585,000.
