834 Palm is a single family home sitting on a half lot in the sand section of Hermosa. This property was on the market at the end of last year for $1.6M, however did NOT sell. It has been relisted with a different agent and a much more attractive price. I expect this one to move soon.

It was originally on the market listed at $1,695,000 for 26 days and did not sell. This property last sold in 2016 for $1,410,000.

1834 PCH is a brand new townhome complex with panoramic ocean views. This is the first of the 7 we have seen go into escrow. 1830 PCH is on the market now for $1,659,000.

That was quick….5 days. 1720 Ardmore #319 is a top floor, end unit with peek a boo ocean views. Last year, only 3 sales occurred in this 71-unit complex….one being a top unit 2 bed 2 bath #324 that sold for $685,000. This unit last sold in 2016 for $665,000.

After a $330K price reduction and a failed escrow, this one has another buyer. 438 Hermosa was built in 2015 and sold in 2016 for $2,975,000. 419 24th Sold at $1,760,000 3 bed/3 bath

After 8 months and for $439K below the original asking price, this home has sold.
419 24th is the classic Hermosa Beach cottage home, built in 1911. We were fans of this one. The buyer found a good opportunity.

3218 Morningside Listed for $3,875,000 5 bed/4.5 bath

It took 5 months and sold for $124K below the list price. 3218 Morningside is a brand new home that has ocean views and is located on the corner of Longfellow and Morningside. It is a beautiful build. The lot was purchased in 2015 for $1,675,000.

632 9th Sold for $1,730,000 4 bed/3.5 bath

This property was put back on the market after the holidays with a $25K price reduction. After almost 3 months, it has sold. 632 9th is an attached 3 on a lot townhome located 4 houses east of Ardmore and the Greenbelt. This home was on the market briefly last year before it was put on hold over the holidays. It last sold in 2011 for $1,080,000. There are 22 townhomes actively for sale in Hermosa, and 14 of them are new construction or built within the last 2 years.

1934 Prospect Listed for $949,000 2 bed/1 bath

That was quick! After just 5 days, this one went into escrow and sold for $100K over the asking price. 1934 Prospect is a single family home built in 1921. There are plans that have been prepared if the buyer wants to build a 3600 sq ft. home. It’s currently tenant occupied. We’ve heard the property is in pretty rough shape and that it was likely sold to a developer.
