1641 Manhattan Ave Listed for $2,749,000 5/3.5 2580 SFR 1965
This is a single family home located near downtown Hermosa, just a few blocks to the sand. It last sold in 2006 for $1.6M prior to the last crash. Even though the bones have existed since 1965, the home has been extensively remodeled.

1530 Manhattan Ave Listed for $4,649,000 4 bed/3.5 bath
This will be a brand new 2017 single family home (still under construction) with big ocean views. It sits on an oversized (east/west) half lot that was last purchased in 2014 for $1,325,000. They are asking about $1400 sq. ft. for the presale.

123 Bayview Listed for $1,749,000 3 bed/3.5 bath
This is a detached townhome just a block and a half to the beach. It just sold 3 years ago for $1.4M as a new construction. It seems priced well and I won’t be surprised if it sells quickly.

47 6th Listed for $3,350,000 5 bed/3 bath
This home is located on 6th walkstreet. The property just sold 4 months ago for $3,150,000 (looks like the buyers changed their minds) and again last year, 2015 for $2.6M. I have a feeling it will likely sell again. Not a lot of properties come up on the walk streets here in Hermosa.

2411 Prospect #123 Listed for $439,000 1 bed/1 bath
This 64-unit complex comes up on our updates every few weeks. There were 7 sales last year in this complex. This one was purchased as a flip for $305,000 in May of this year. That’s a nice mark up.

805 20th Listed for $1,599,000 3 bed/3.5 bath
This detached townhome is part of a community of 7 units located just east of PCH. Two different tomehomes sold last year, see below for prices:

840 Loma Dr #2 Listed for $1,299,900 3 bed/2.5 bath
This attached townhome west of the greenbelt last sold in 1995 for $317K.
Unit #4 sold earlier this year for $1,155,000 after being on the market for 143 days.
Unit #3 was briefly on the market this year however was pulled from the market after 25 days. I’m not sure why 3 of the 4 units all decided to sell this year?

1075 7th St Listed for $1,625,000 3 bed/2.5 bath
This is a detached townhome is 2 properties west of Prospect. It last sold in 2008 for $1,170,000. There are 2 newly constructed townhomes across the street listed at $2,050,000 (active) and $2,125,000 (pending). 1056 7th is also for sale at $1,799,000 (2300 townhome).

1600 Ardmore #219 Sold for $557,000 2 bed/1 bath
It took just over 3 weeks and $8K above the list price, and this unit has sold. This complex is popular and units often come up for sale. There are 100 properties in this complex.

1526 Silver Sold for $1,380,000 4 bed/3 bath
This single-family home sold for about $219K below the initial asking price. The home last sold in 1994 for $325K. It offers nice city views to the east from downtown LA and the mountains, to Palos Verdes.

546 11th St #B Sold for $1,102,000 2 bed/2.5 bath
This is a 3 on a lot, attached townhouse just west of the greenbelt, next to Clark field and the Friday Farmers Market. This property last sold in 2012 for $650K.

736 Gould Ave #7 Sold for $1,210,000 3 bed/2.5 bath
After an $89,000 price chop, this unit sold. The property is located in a 33-unit townhome community, just west of PCH and offers panoramic views toward the ocean. The seller purchased it in 1987 for $250K. Wow…that’s appreciation. Last year there were 3 other sales in this complex, see below:

719 24th Pl Sold for $1,600,000 3 bed/1 bath
In less than a month and $1,000 dollars above the asking price, this single-family home has sold. The value is in the land and potential ocean views. We will likely see a new home being built here within the next year.
