This single family home is located 2 blocks from the sand. The home last sold in 2012 for $959K. It’s on a standard sized north/south sand section lot. This is a busy section of 27th street after Artesia becomes Gould and then funnels into 27th (west of Valley Drive).

430 Longfellow Listed for $2,699,000 3 bed/2.5 bath
The sand section has been collecting inventory. This home was purchased in 1998 for $405K. It is priced at $1073 per sq. ft. That doesn’t appear to be an excessive price for this market, however it’s on a busier street…Longfellow. I’m watching this one. I think it’s a good indicator of how the market intensity is….hot or not?

1942 The Strand Listed for $10,000,000
This is a dirt proposition on the corner of The Strand and the 16th walk street. This lot and the lot to the south were purchased last year for $15M. Now they have been split and the corner is back up for sale.

325 Reynolds Listed for $1,799,000 5 bed/4 bath
This is brand new construction that is almost finished. It sits right on the Hermosa/Redondo border. The tax records show that the dirt was sold for $315,000 in 2013 as a foreclosure. That is an extremely low price for a 3000 sq. ft. lot anywhere in Hermosa. The location is challenging though, sitting on an alley facing Redondo. However, the price is very reasonable compared to other Hermosa locations.

Another Longfellow property for sale! This is a duplex about 5 properties east of the greenbelt. This home last sold in 2010 for $980K. There are 6 townhomes being built sitting on 3 different lots to the west. They were 3 different duplexes prior to the new construction.

There hasn’t been a 1 bedroom for sale in this complex since December of last year, unit #125. It sold for $425K.

840 Loma #2 Listed for $1,300,000 3 bed/2.5 bath
This is an attached townhome that is part of a 4-unit community. Unit #4 sold 3 months ago for $1,155,000. Unit #3 was on the market this year for a month at $1,099,000…however didn’t sell.

We just listed this end unit townhome. It’s boasting one of the best locations in the coveted Pacifica Villas complex, with views of South Park and the Green Belt. This townhomes living area extends to a large patio with Green Belt views and has high ceilings that create an open, airy feeling.

This is a detached townhome located east of PCH. This property was on the market in 2014 for $2.1M, however it didn’t sell after a month on the market. It looks and shows well. I won’t be surprised to see this one move.

This townhome last sold in 2010 for $979K. This home is located on the Hermosa/Redondo Border. Currently the neighbor at 598 1st is in escrow and was listed at $1,420,000 and last year 596 1st sold for $1,275,000.

That was quick, 9 days and they have a buyer! It was last on the market in 2011 for $949K, and didn’t sell after 74 days. It last sold in 1985 for $105K.

This is a single-family home east of PCH with an in-ground salt-water swimming pool, a rare find in the Hermosa Beach area. This home last sold in 2007 for $810K.

This triplex has two, 1bed/1bath units with a 2-bed/1-bath unit above them. Although it likely does not pencil as a great income investment, the land and location give it its value. This property last sold in 2004 for $1,362,500. (Picture above is conceptual design)

In 2 weeks, this home has a buyer. Bayview is a few blocks from the beach, located between Manhattan Avenue and Monterey. This one has peek-a-boo views and last sold in 2004 for $690K.

536 Pine Ave Listed for $2,250,000 4 bed/3.5 bath
It took 2 ½ months to find a buyer. This is one of 2 brand newly constructed townhomes located just east of PCH in the Hermosa Hill Section. They were designed by Doug Leach and offer views of the ocean. 530 Pine is still up for grabs.

850 1st St Listed for $750,000 2 bed/2 bath
This is a 14-unit townhome community located just east of PCH on the Hermosa/South Redondo border. This unit last sold in 1986 for $159K. I’m not surprised to see this one in escrow quickly.

401 31St Listed for $3,195,000 4 bed/3.5 bath
This home sold within 1 week of hitting the market. The top floor is filled with glass windows and has a really nice indoor/outdoor living feel.
This home sold in 2009 for $800K prior to the new build.

1106 1st St Sold for $1,015,000 2 bed/2 bath
It took a small price reduction of $60K and a little less than a month for this single family home to sell. The property last sold in 2001 for $419K. 1104 1st (a similar property, although 3 bedrooms) just closed for $1,080,000.

This detached townhome found a buyer in 19 days and sold for $85K below the asking price. The property last sold in 2006 for $1,170,000

This home last sold in 2007 for $785K. It looks like it may have had a buyer before it hit the market?

This one went quickly, 8 days, for $49K below asking price. This single family home is located in the Hermosa Hills and last sold in 2001 for $612,500.

2215 Manhattan Ave Sold for $4,575,000 5 bed/5.5 bath
This is a brand new single family home located just a few short blocks to the beach. It appears it sold before hitting the market. This lot was purchased in 2014 for $1,250,000.
