718 1st Pl Listed for $1,375,000 4 bed/3.75 bath
This detached townhome is just west of PCH and has ocean views. It last sold 10 years ago for $1,235,000.

1234 6th St Listed for $1,895,000 4 bed/3 bath
This one was on the market last year for $1,649,000, but it didn’t sell. It is now active again with a price of $1,895,000. That is a $246K increase in just a few months. This one last sold in 2005 for $1,524,500. Let’s see how hot this market really is!

621 Manhattan Ave Listed for $1,390,000 4 bed/2 bath
621 Manhattan Ave
This is currently a duplex that can be converted to a SFR. It looks like it last sold in 1984 for $152,000. As a 1500 sq. ft. half sized sand section lot, it seems like it may be too rich for a builder, however there are likely investors out there that will jump on it.

1504 Monterey Blvd Listed for $2,600,000 4 bed/3.5 bath
This is a huge number for an 1800 ft. home on a 1244 sq. ft. lot. It works out to $1444 per sq. ft. That is a ceiling-breaking price. However, it is a beautiful home with great views and built in 2011. You can feel the ocean breeze and direct sun rays flow through the home. If they get anywhere near that #, it will single handedly change the market and set a new trend for this area of the sand section. All it takes is one buyer that has to have it.

456 Ocean View Ave Listed for $2,290,000 7 bed/4 bath/2 half bath
This Duplex hasn’t been on the market since 1984, when it sold for $152,000.
It should sell quickly. It has a 5 bedroom, 2.5 bath owners unit and a 2 bedroom, 2 bath unit for rental income.

1104 3rd St Listed for $950,000 2 bed/1 bath
23 days on the market. This SFR was last on the market in 2009, however after 122 days it was unable to find a new buyer and fell off the market. It doesn’t look like this property has sold in decades and it currently has a Notice of Default (foreclosure) file against it.

1113 Valley Dr Listed for $1,099,000 2 bed/2.5 bath
8 days on the market and its in escrow. This one was last on the market in 2009 for $939,000 but didn’t sell. It last sold in 2002 for $470,000. 1109 Valley (right next door in the same complex) is 1653 sq. ft. and sold last year for $985,000. We feel this one was priced well and likely went over the asking price.

207 16th St Listed for $1,700,000 2 bed/2 bath
It only took 5 days to find a buyer. It is the first time this one has been on the market in over 40 years. It last sold in the 1972 for $30,000….can you imagine! This single family is close to the beach and has ocean views. The lot is 1520 sq. ft., so if someone buys it at its list price to tear it down, they will be paying close to $1120 per dirt sq. ft. It is a great location on a corner lot. My guess is this one will go for more money than the current asking price.

1143 7th Place Listed for $1,000,000 3 bed/2 bath
This property was in escrow, fell out and now it’s back in…all in just a few weeks.
Apparently, it has a few funky issues. However, it has a new set of buyers. It last sold in 1987 for $205,000.

848 Prospect Ave Listed for $1,399,000 3 bed/2.5 bath
Just over a month on the market and this one has a buyer. It was on the market last year for 110 days with a starting list price of $1,549,000 and then dropped to $1,425,000 but couldn’t find a buyer. It last sold in 2007 for $1,164,000.

909 3rd St Listed for $750,000 1 bed/1 bath
This one was on the market for just over 2 months and went into escrow. It last sold in 1998 for $188,000. It hit the market 10 years later in 2008 but didn’t sell for a $639,000 price tag.

826 18TH St Sold for $960,000 2 bed/1 bath
This was listed at $929,000…price equals $168 per dirt sq. foot.
However, this one sold at $960K, which makes it $174 per dirt sq. foot. Not a bad price for beach dirt, even if it backs up to PCH. It sold to a well-known local Redondo builder. The new build will likely have decent ocean views.

2222 Hermosa Ave Sold for $4,500,000 5 bed/1/3/2 bath
Sold for just a hair over the list price, which was $4,499,000. This home last sold in early 2012 for $2,735,000. Now less than 3 years later and a 64% markup, it’s sold.

501 Herondo St #66 Sold for $830,000 2 bed/2.5 bath
Sold $15K under the list price of $849,000…it’s almost ground breaking. 501 Herondo is a 75-unit complex located on the southern edge of Hermosa, bordering Redondo Beach, called The Mooring. #64 is the 5th recent sale for this complex.

The other sales were:
#64 (2 bed/2 bath, 1439 sq. ft.) $789,000
#2 (2 bed/2 bath, 1439 sq. ft.) $720,000
#46 (2 bed/3 bath, 1475 sq. ft.) $700,000
#65 (2 bed/3 bath, 1475 sq. ft.) $755,000

The highest recorded sale in The Mooring was back in 2005:
501 Herondo #69 $835,000 11/15/05

1126 1st St Sold for $1,050,000 3 bed/2.5 bath
Listed at $1,025,000 this one sold for $25K over asking. This home may not look as pretty on the outside, however, it has upgraded bathrooms and an upgraded kitchen inside. Although it’s located on the southeastern edge of Hermosa, the price point was attractive. It last sold in 1992 for $315,000…only $182.08 per sq. ft. Oh, how times change!

429 24th St Sold for $3,899,000 5 bed/3 bath
This one sold off-market and was part of a two-lot deal. The lot next door is also in escrow with an extended close date. This home was built in 2008 and has ocean views.

340 26th St Sold for $2,550,000 5 bed/3.5 bath
Contemporary and sophisticated with a style and functional desig
This unit sold quickly for $2,550,000, just $50K below the asking price. However, they pulled in $237,500 more than the front unit’s sale of $2,312,500 last year. 340 26th last sold as new construction in 2008, for $1,800,000.

2030 Loma Dr Sold for $2,430,000 4 bed/3.5 bath
Sold for $30K over the asking price of $2,400,000. It last sold in August of 2010 for $1,925,000. This home is at the crest of Loma, offering views of the Hermosa Valley and an ocean peak to the west.

47 6th St Sold for $2,600,000 3 bed/2 bath
List price was rich at $2,899,999, which was reflected in the SALE price of $2,600,000. This one last sold in 1998 for $580,000. This is the new norm for beach property ½ block to the water.

709 3rd St Sold for $855,000 2 bed/2 bath
Originally listed at $845K, this one went over by $10K. Another quick sale, sold in just 4 days! It last sold in 2011 for $705,000.

620 Prospect Sold for $1,515,000 3 bed/2.5 bath
Listed at $1,550,000, this one procured a buyer in just 10 days at $30K less than asking. This single family home is located on a busy part of Prospect, which could be why it sold at a slight discount.
