1946 Loma Drive Listed for $1,299,000 1 bed/1 bath
1946 Loma is a 1 bed, 1 bath single family home sitting on a 4,768 sq. ft. lot that over looks the Hermosa valley. This home last sold in 1986 for $169K. I’m not sure how much of the land is on a slope, however it seems priced well for the lot size and location.

15 15th St #14 Listed for $889,000 2 bed/2 bath
This unit was on the market for $975K for almost 2 months in March and April of this year and didn’t sell. It’s back on the market for $889K, which is inline with last year’s sales in the complex (see below). It is located in a 27-unit condo complex, only one property from the beach. This unit last sold in 2004 for $551K.
There were 2 sales last year in this complex.

815 Cypress Av Listed for $2,199,000 5 bed/4 bath
This is a duplex with a 3 bedroom, 3 bath and a 2 bed, 1 bath unit. It last sold for $1,570,000 at the end of 2014….and now it’s back on the market over $600K more.
That’s a great return for the current owner if it sells close to list.

721 21st Listed for $2,545,000 3 bed/2.5 bath
721 21st is a detached townhome located just west of PCH with ocean views from the roof top deck. This property sold in 2012 for $1.6M, when it was built.

This is a single-family home just west of PCH. The value is in the land and ocean views.

This is a single family home located just west of PCH and east of the greenbelt. This home last sold in 2012 for $1,295,000.

This is a single-family home with panoramic ocean views located near the crest of 16th between Manhattan Ave. and Monterey. It last sold in 1998 before it was remodeled for $505K.

1600 Ardmore #231 Listed for $675,000 2 bed/2 bath
In just 10 days, unit #231 found a buyer. This 100-unit condo community just west of PCH and along the greenbelt is a hot complex. With 3 units already sold this year and one in escrow, I am not surprised this one went quickly. This unit last sold in 2008 for $535K.

546 11th St #B Listed for $1,099,000 2 bed/2.5 bath
This is a 3 on a lot, attached townhouse just west of the greenbelt….right next to the Friday Farmers Market. This property last sold in 2012 for $650K. It was well price and we’re not surprised it sold quickly.

It took about 3 weeks for this is 4-unit attached townhome community just west of PCH to secure a buyer. This home last sold in 2009 for $785K. This townhome has a lot to offer for a small family, an investor or out-of-town owner/user.

1840 Ardmore Ave Listed for $1,995,000 4 bed/4 bath
This unique single family home overlooks the greenbelt trail, just west of PCH. It last sold in 1977 for $85K.

1720 Ardmore #227 Listed for $649,000 2 bed/2 bath
That was quick, in only 6 days this one has a buyer and we’re not surprised (see closed section on this blog, unit #106 just closed). This is a 72-unit complex right on Ardmore and the greenbelt. This unit last sold in 2005 for $549K. There has been one other sale in the complex this year (unit#319 for $665,000) however it is 117 sq. ft bigger and has peek a boo ocean views.

3211 Morningside Listed for $1,575,000 4 bed/2 bath
It only took 6 days to find a buyer for this is a single family home located just a few blocks from the beach. This home last sold at the end of 2010 for $975K.

925 2nd St Listed for $1,885,000 4 bed/4 bath
2nd street has found a buyer in 6 weeks. This single family home a half block east of PCH with panoramic ocean views last sold in 1999 for $710K. Timing is crucial. This property has very little competition at the moment.

1819 Monterey Sold for $3,225,000 4 bed/4.5 bath
This one took just over 2 months to secure a new owner. It’s a brand new construction home located on a half-lot (1290 sq. ft.). This property sold in 2012 as a foreclosure for $623,000. That was an incredible price. The new home looks and shows great and has huge ocean views. It was listed at $1416 per sq. foot and sold for $1343 per sq. ft.

1720 Ardmore #107 Sold for $633,500 2 bed/2 bath
It only took 8 days to find a buyer for this 2/2 condo. This year, unit #319
(2 bed/2 bath) sold for $665K.

2039 Hillcrest Dr Sold for $1,210,000 3 bed/2 bath
This single-family home located just east of PCH found a buyer quickly and closed ALL CASH for $89K below the list price. This home sits on a 4005 sq. ft. lot.

It took about 2 months and a $30K discount for this detached townhome to sell. The property is approximately a ½ block east of PCH and has ocean views from its roof top deck. This home last sold in 2007 for $1,465,000.
