This is a 72-unit complex right on Ardmore and the greenbelt. This unit last sold in 2005 for $549K. There has been one other sale in the complex this year (unit#319 for $665,000) however it is 117 sq. ft bigger and has peek a boo ocean views.

2411 Prospect #117 Listed for $519,900 2 bed/2 bath
2411 Prospect is a 64-unit building that has had over 20 sales since the beginning of 2013. We have written about this complex numerous times since our blog inception. There has been only one sale so far this year, unit #308 (2 bed, 2 bath, $520K). #117 last sold in 2003 for $332,500.

101 16th ST Listed for $2,850,000 3 bed/2 bath
This single family home is only a short ½ block to the sand. This property last sold in 2003 for $895K. 101 16th was on the market last year for $3.3M, however didn’t sell.

504 Bayview Dr Listed for $2,089,000 4 bed/3.5 bath
This detached townhome is located a block and half from the beach. It was last purchased in 2013 for $1,277,000.

This single-family home last sold in 1970 for $35K.

This home is 3 houses from the sand. It’s located on a walk-street, which can be a rare find in north Hermosa.

832 3rd St Listed for $1,125,000 3 bed/3 bath
After 3 price reductions and almost 3 months on the market, this single family home has a buyer. This property last sold in 2001 for $450K.

1106 1st St Listed for $1,050,000 2 bed/2 bath
It took a small price reduction and a little less than a month for this is a single family home located to find its buyer. The property last sold in 2001 for $419K. A similar property, 1104 1st (although 3 bedrooms), just closed for $1,080,000.

709 4th St #E Sold for $884,000 2 bed/2.5 bath
8 days…to find a buyer! 709 4th is a 6-unit townhome complex located a ½ block from the greenbelt, just west of PCH. This townhome last sold in 2012 for $575K.

132 33rd St Sold for $5,480,000 4 bed/4 bath /3 pwds
This new construction sold quickly…however it came with a $419K deduction from the original asking price. This brand new 4800 sq. ft. single-family home is steps from the strand and sand. The lot (with the older teardown home) sold in 2013 for $1,575,000. The prices are skyrocketing, however there is a shortage of new construction in the 100 & 200 blocks of the sand section.

1600 Ardmore #227 Sold for $594,000 2 bed/2 bath
Sold for $5K above asking price in about 2 months!
This is a 100-unit complex located adjacent to the greenbelt and west of PCH.
This unit last sold in 2013 for $460K. It faces south toward the courtyard and features 2 master suites on opposite sides of the unit.

446 Monterey #C2 Listed for $1,015,000 2 bed/2 bath
Sold for $16K above the asking price! 446 Monterey is a 34-unit condo complex located west of PCH and Valley. This condo was on the market for less than a week before finding a buyer. The unit was on the market last year for $1,050,000 and was taken off after 17 days. Last year, there were 3 sales in this complex (however they were all 3 bedroom units).
