7th place just hit the market and is located east of Prospect on the Redondo/Hermosa border. This home is currently tenant occupied until June 2017. I’m not sure that will help sell it.

I love this home! It’s located just steps from the Strand and beach in northern Hermosa and has enjoyable ocean views. It was built in 2008 and last sold in 2009 for $2.9M. I don’t foresee this one staying on the market very long either.

The dirt was purchased in 2012 for 2.2M. A new 8390 sq. ft. home was built and put on the market at the end of 2012 for $6,999,000…however didn’t sell. It was back on the market in 2013 and 2014 also without a sale. 2016 is a new year. With a lower price, this one may find its new owner.

That was quick! After only 10 days, this one found a buyer. This single family home is located east of Prospect, just a block over from Silver St.
It’s located on the west side of the street and has nice ocean view potential. This property last sold in 1979 for $77K.

This property last sold in 2000 for $941K. It was on the market in 2011 for 264 days as 100 27th street (same property, different address) priced at $1799,000 ($899 sq. ft.) and didn’t sell. Now it is back as 2650 Hermosa Ave. ($1444 sq. ft.).
I’m sure the owner is glad it didn’t sell in 2011.

It took just under 2 months for this brand new coastal plantation single family home to find a buyer. This property (dirt) sold in 2014 for $1M. It’s a big price tag for this area, however inventory is still low and it’s a huge 5100 sq. ft. house. I’m guessing it didn’t sell for list price, however it’s still a nice price tag for the developer.

It sold for $270K below the original list price in 19 days. I smell smoke…fire sale?
I doubt it, however the list price got a quick haircut before selling. It last sold in 1998 for $705K.

This condo sold for $9K under the asking price. It last sold in 2009 for $405K. In 2015, there were four different 2 bed/2 bath sales in this complex. See Below:
