This is a great little cottage located east of PCH right on the Redondo border. The home was built in 1931. This property last sold in 2013 for $570K. There have only been 2 other single-family sales under $1M in the last year, both on small lots in the sand section.

This is a single family home located east of PCH with ocean views. It last sold in 2013 for $1,160,000. That’s a nice price improvement in 3 years.

925 2nd St Listed for $1,885,000 4 bed/4 bath
This single family home is a half block east of PCH, has panoramic ocean views and last sold in 1999 for $710K. Timing is crucial. This property has very little competition at the moment.

432 Ocean View Listed for $1,499,000 3 bed/3 bath
This detached townhome 1 block east of PCH. It last sold in 2002 for $725K.
We sold 434 Ocean View (same property type) at the end of 2014 for $1,150,000. That’s a solid increase for 432 Ocean View. I hope they get it.

833 Bard St $2,199,000 6 bed/4 bath
This is a duplex located 1 block west of Valley. The property last sold in 2003 for $845K. We sold a slightly bigger duplex next door for $1,550,000 3 years ago…a big number at that point. The price difference is how much the market has shifted….let’s see!

This house is located just east of PCH on the border of Redondo Beach.
The last sale for this house was in 2012 for $694K.

After 19 days, this single family home located just north of Pier Avenue with big views and a roof top deck, has a buyer. This property last sold in 2010 for $426K and was rebuilt and remodeled in 2012. It was on the market last year at the same price for 60 days before the listing was pulled.

224 Hollowell Ave Listed for $1,789,000 3 bed/3 bath
It only took 2 weeks for this single family home to find a buyer. The property last sold in 2012 for $1,360,000.

1901 PCH Listed for $1,799,000 2 bed/2 bath
This one took a while to find a buyer. It’s a unique property being sold as a commercial/Residential property, on the west side of PCH. The upstairs unit is a 2 bed, 1 bath. This property last sold in 2010 for $1,249,000.

1868 Valley Park Listed for $5,399,000 8 bed/5 bath
This is a massive 8-bed, 5-bath house just west of the greenbelt. It’s been on and off the market since September 2015, and now it has a buyer now. The property last sold in 2009 for $2.3M….as a short sale.

840 Loma Dr #4 Sold for $1,155,000 3 bed/2.5 bath
Sold for $144,900 below the original asking price. This attached townhome had a buyer after only a week on the market, however that deal didn’t stick. After 2 escrows and 6 months on the market, this townhome has closed escrow. It last sold in 1995 for $317K.

1600 Ardmore #130 Sold for $610,000 2 bed/2 bath
Sold for $11K above the asking price! This 100-unit complex is just west of PCH along the greenbelt. #130 last sold in 2012 for $469,000.

Sold for $151K above the asking price in just 13 days! This property is located just a few steps from the beach. It’s not surprising that it found a buyer in just 13 days. It sold last year for $2.6M. It is hard to find good walk street properties here in Hermosa. Not many of them come available for sale.
